The north side has no windows, but the stairwells are exposed, proposed to be unheated, and entirely glazed in. I'd say about 1/2 the facade is clear glazing for the stairwells. Gene said he may consider some windows yet.

20 Story (20 + 2 for parkade) will have 72 units, instead of 82 units in 29 story (26 + 3 for parkade). FAR from 3.0 to 6.0 (4.5 building + 1.5 parking) for 29 story, but no density changes. 120 parking stalls

I personally think the 29 story has more 'presence', but the 22 story seemed to satisfy concerns of most residents. (except NIMBY traffic/visitor's parking...groan)

Is the height reduction 100% committed to? I think its a shame imo.

Good to know! I can't see the structure having the same visual impact if the top is lopped off - it's too unique a parcel to have the design stunted, imo.

Is anybody else effected by Alberta One call right now? Shit, things have been grinding to a halt waiting for these dick heads as they take weeks to respond. I have been waiting for over three weeks for one of my projects.


the best part, the link is broken under the FAQ section for what to do if it has been two working days and a one call has not been completed.

The original 29 storey design had the other end of the window cubes you see from the SE elevation on the NW, but only on the flanking edges. Decent, but I don't know if they're still on the table

What is it with "sweep it under the carpet" designs that refuse to accept that buildings face more than 2 or 3 points on the compass? In this day and age, really...

City space crunch could spur downtown’s tallest building

EDMONTON - A plan to consolidate civic staff downtown could spur the construction of Edmonton’s largest office tower, a commercial real estate agent says.
The city put out a formal request this week for interested building owners to outline what space they could provide, what it would cost and other details.

It’s looking for an initial 350,000 square feet near City Hall, the equivalent of up to 20 storeys, with the potential to more than double that amount over the course of the lease.

“There is a very strong likelihood that it will be the biggest building that (has) ever been built in this city,” Avison Young principal Cory Wosnack said Thursday.

“The industry is abuzz today … It’s truly a once-in-a-decade opportunity.”

A new tower is needed because there isn’t a single existing building that can provide this much room, even if the later expansion goes somewhere else, he said.

He expects the development would probably be bigger than the 36-storey, 650,000-sq.-foot Manulife Place, Edmonton’s largest tower, with any extra space rented to other tenants.

“This is exciting because you’re going to see a crane in the air.”

Replies must be submitted by Nov. 13.

Very interesting, and it goes on to explain Katz' proposal for city to occupy his land. And such short notice? I say seems a little fishy; as in Katz will win the bid any way. Well whatever the outcome is, just let Katz have what he wants! And get the god damn arena started already!!

Not as fishy as it sounds - administration has had a report coming for some time; it just segues into the proposed surrounding office development in the arena proposal.

I am not sure anyone would offer space for possible future use on option. Sure, the city could lease it then sub it out until needed, but I don't think a developer is going to take the risk themselves. That is a lot of space considering what absorption is at.

The city could sub-lease the space, or perhaps broker an agreement with the developer to have "first dibs"; where the city would give notice that they need to expand into per-determined space, and whoever is currently using it is given some form of notice that was previously negotiated?

Edit: And also, the city may have to make contractual concessions should they renege.

For a landlord subleasing space is not a bad thing given that the primary tenant is already paying for the space as is.

I'll take Wosnack's word for it. From his tone it appears there are numerous players involved....despite the city wanting it to be double the size they will initally lease.
