^ wow. Good thing they came to their senses to build a Target and acres of surface parking...

My thoughts exactly. Which is why, when Jenny Gerbasi was discussing Westpoint (or whatever it is called) I had to show her how disgusting this proposal for Canad Inns was. It made her feel much better knowing that we now have two additional seas of parking over one.

Imagine the repercussions of adding all those people and foot traffic to the mall and area... I just can't bear to think about it. The poor cars would have had to wait even longer for people to cross the street.

That was a completely pie-in-the-sky plan.

Is is beautiful. Yes.

Is it reasonable. Hardly.

The likelihood of that many people wanting to live in that complex smack dab in the middle of a retail/industrial area is completely ridiculous.

Had someone pushed the project we would have probably been stuck with phase 1 of 10 being completed and half occupied and the remainder of the property being vacant for years to come.

Unfortunately, I have to agree with this comment. The kind of mixed-use redevelopment and densification that we all wish to see in Winnipeg needs to happen around areas that already have something to build around (Osborne Village, Corydon, St. Boniface, Exchange Dist. come to mind). Perhaps this plan could be revived for an eventual redevelopment of the CP rail yards, but honestly, there is only so much residential development / density that the city can absorb. Its truly a shame that the existing polo park retail / sprawl complex will be further reinforced by the Shindico development, but I'm ok with that, given that we see the great momentum in the other above-mentioned neighborhoods continue to move forward. In time, those areas will be built out, and developers (and the city) will have to look at other areas. Property values certain have risen enough to make urban condos a comparable option price-wise, and city amenities within walking distance certainly is alluring.

There's no shortage of redevelopment potential in this city, we just need the demand and the plan to do it.

Give it a few years... Hwy 1 through Headingley is going to look just like Victoria Avenue eastbound from the Regina ring road.

I tend to agree that a Super Target seems to be the top of the most likely list for the big box outlets. The grocery store is doubtful as the big three players already have nearby locations on Portage Ave. At one time I had heard Walmart was in discussions for the site but it would be odd to see them there with a Super Target. Further, Westport Festival was publically announced before Walmart did extensive renovations on their Unicity store to convert the existing footprint to a "SuperCenter", something I doubt would have happened if they were going to be doing a new build to replace the store.

For the second big box, a home renovations store like Home Depot, Rona or Lowes would definitely make sense however that might not fit with the travel market the development seems to be geared towards. It could end up being The Bay or Sears but both of those seem a little out of place too. Could even be one of the bigger footprints is a pure speculative play.

In terms of the smaller sites, Q would seem to be ideally positioned for an IHOP, catching folks for breakfast just as they head west out of Winnipeg. I would think if it's not them a simlar breakfast friendly joint will grab the site. N will likely be a drive-thru Starbucks consider to closest current standalone Starbucks is at Polo Park. Not sure about O and P but I would cross off McDonalds, Burger King and KFC/Taco Bell due to their relative proximity to the site. Five Guys doesn't seem to be building stand alone sites so they are likely out too. Also, since Tim Horton's is pratically on the site already with an outlet where the 'N' direction arrow is count them out too.

The building shapes seem to suggest A and F are the proposed hotels. It would seem to then make the most sense that E is the movie theater as it would keep the retail clustered into the middle of the site.

The one thing that could make this speculation all the more fun is this is clearly labeled as "phase 1" with a "phase 2" expansion already being planned to the west, likely with a couple more hotels and lots more resturants.

The 45 degree views goes south towards the new Bomber Stadium
(the canopy on east side is complete, the west side is not)

Looking at our downtown and then the others that are offered via 45 degrees, I really don't understand why Winnipeg has so much parking. Not just lots, but also parkade's well. Really how do we need more parking space than any other downtown in North America?

no doubt we need to work on eliminating half those parking lots... lets get going on the mpi lots and convention center lots asap... once those projects start to materialize people will notice a new energy in downtown which might attract more investment to the core. We need 10 new high rises in the dt core asap and hopefully a big corporation from outside canada to start pushing this city forward. I see winnipeg improving at a steady pace but it needs to start moving quicker before it loses momentum. Is true viking privy to say if the mpi lots or wcc lots will include highrises, because i really hope they do. High rises and skyscrapers are important because they define a citys economic stature, they are the faces that represents the city when people arrive, if people see a huge imposing skyline they will know they arrived in a city that made it.

10 new residential high-rises, yes. Sadly, seems office space is being marched off to the suburbs... AGAIN.

Truevikings an architect, and writes awesome articles in the paper (too bad it's never on page B1, I personally hate reading George's articles, along with the fact his image on the paper looks weird). Anyways, Trueviking, He'd know quite a bit more than us, for sure. He'd say more, but then, he might lose his job. However, he does give hints once in awhile, so at least we aren't completely in the dark!

Also, I nearly accidentally typed in his name as Technoviking. I hate having no sleep.

i think the value of oil in alberta is gonna hit new lows, with america pushing towards finding thier own sources for natural gas, and oil they have become less and less dependent on canada for naturals gas and hydo. With america as Alberta's number one exporter of natural gases its over for them. apparently montana and north dakota hold significant sized oil reserves so all those oil companys in canada are probably going to start increasing the price of our gas in order to maintain their profit margins. But they wont be making much off america for the forseeable future.

im surprised how under the radar this all is.... the population increase in north dakota and parts of montana mean more people within hours of winnipeg.. and hopefully they start doing more exploration in south western manitoba cuz there are oil reserves theres just not as many as north dakota. But a north dakota southern manitoba boom means more and more people with 3 - 4 hr radios from us..

the fact is most of the world is trying to find alternate and renewable sources of energy and one of the chief goals is, especially america to cut foreign spending on oil imports significantly. U can argue that how ever you want. But dependence on oil is not sustainable in the long term, not only does it hurt our environment but there will also come a day maybe not our lifetime where oil supplies will become scarce and we cant rely on it no more.

Not sure if this is contributing to the delay but the head guy of MPI's facilities department is off sick and has announced his retirement which while I can't remember the date is going to be by the end of the year.

As his background was with a major leasing company I am sure he has input with upper management at MPI as to what the deal should look like.

I may be wrong here, but I was doing a downtown scan using the 45 degree feature - which seems to be comprised of quite recent photography - when I noticed that there are piles being put into the North Side of YouCube. So I am guessing Phase 2 has begun.

I didn't realize that YouCube used piles. Or is this another development altogether. Last time I strolled past YouCube, the North Lot was vacant, so this has to be fairly recent.
