Very true; big cities have all kinds of districts. They don't all have to meet the middle class standard of quiet and neat. But basic street and safety services should be provided everywhere.

after my visit 2 days ago, I have to say the grit really can be over the top. But not just in the arts dist but in areas like the ones not too far beyond LA live & FIDM....& that's in spite of changes for the better that have occurred & are occurring. We did go through the area right next to the now rising marriott hotel & from up close that area was even more than I thought it would be, or as I remember is as being. iow, improvements like the new hotel are arriving not one second too soon.

I was reading an article a few wks ago about how the arts scene is shaping up in america, & the writer mentioned which parts of the US that artists were moving to. Even though I believe LA has the 2nd largest number of ppl in the arts field, he said that such types were migrating to NY in the east, SF in the west. iow, he seemed to buy into the hype that creative types for yrs & yrs are associated with certain places. That artsy types....not all, but many.....want an environment that meets at least a minimum amt of mainstream appeal. So even though the creative ppl at places like the sci arc school may feel the same way you do, I have a hunch just as many of them will also ultimately want & need improvements like the addition of the huge new santa fe apt proj. That's another change that isn't coming a second too soon.

I remember a very famous artist based on the east coast saying many yrs ago that LA was like the town that the train passed by, or was no longer stopping at....or something along those lines. I think of how much better things like the arts dist are today....& which didn't even exist when that artist made that comment....but still can feel about the hood being an overly tough one to enjoy or really love.

it's often a good day/bad day reaction I have when I'm in dtla.....on some occasions I feel optimistic & , other times I feel . I think the reaction of my friend, who I've known for yrs, put kind of a damper on things, so I'm still dealing with that. I remember visiting her around 10 yrs ago & touring SF with her, & the mood she had....& that I had too.....was alot more .

I remember thinking that once things like the red line were built...& other improvements had been added to the hood, that trends like this still wouldn't be so much in evidence......this is posted in today's latimes.com....

Companies in creative businesses that scorn traditional glass-and-steel office towers continued to rule the Westside real estate market in the second quarter as landlords scrambled to meet their demands.

While large spaces in some of downtown Los Angeles’ signature skyscrapers such as 72-story US Bank Tower lay fallow, homely old industrial buildings tricked out on the inside were in short supply, according to a report by real estate brokerage Industry Partners.

Direct vacancy in the 17.7-million-square-foot Westside creative office market was 9.2%, the lowest level since the first quarter of 2009. Much of the growth is coming from established tech and digital media companies including Google, Apple, Pandora and YouTube.

As has been the case since the Internet gold rush of the 1990s, Santa Monica is the first choice for many creative firms. A shortage of available space there has helped pushed growth into nearby markets such as Playa Vista, Culver City and Marina del Rey.
^ Illithid said not long ago that his friends didn't notice or weren't bothered by the parts of dt. I think many others who live in the part of socal where they're from....I believe illithid has mentioned he lives in samo.....must feel differently.

There is more to office space location and vacancy then aesthetics.

Its also a matter of priorities. An artist doesn't have the most lucrative career.........certainly not at the beginning. They are just grateful to be able to practice their art. That means Beverly Hills is not a likely location for their studio.

Then there are those of us.......include me in this mix.........where a little 'grit' is not a big deal. That photo of lower Broadway in NYC I think you posted last week was an eclectic mess........and there was probably some wayward 'grit' on its street and sidewalks.............but I would love to walk it. I could feel its vitality even through the photo.

Two Boots has amazing pizza. i love that place. the Sally Rand and the Dude are my two favorites.

Cliftons is doing the interior work first i believe.

LA Downtown News print edition had a nice roundup of 10 new apartment projects either under construction or soon to be in downtown LA, including the usual suspects we've been discussing lately and new news regarding Barry Shys 40 story historic core project. Barry says his project is "By right" and he is looking to break ground relatively soon. That could be huge.

Also, all of the owners and landlords interviewed point out that they have zero vacancy and that the rents are climbing. There is not nearly enough supply for the overwhelming demand. Even the 2600 new units coming online in the next 3 years will not even put a dent in the demand need. Clearly, this is great news for downtown and for new towers.

Very exciting, although I'll look at the potential 40 story tower with cautious optimism.

Different question though: what the hell is that dude's name? Is it Barry Shy, or is it Shy Barry? I've seen both.

thanks for the pics! I understand the facade of the old hall of justice bldg will be cleaned for the first time in decades....they said it will have a shiny white look, just like when it was first built, once they're finished.

I'm so relieved the parking lot that once was across from city hall has gone bye bye....I'm still not sure why it hasn't formally opened yet.

I saw clifton's on friday & the fact its front side hasn't been worked on even to a tiny degree is was one of the reasons I came away from my visit rather & feeling even more impatient than in the past.

thanks for mentioning that info....the other big bit of news that was in it was a brief description of a proj that I've not heard about til today....

Quote:
Houston-based Hanover Group, which opened the luxury 717 Olympic tower in 2008, is seeking approvals for a 281-unit complex at Olympic Boulevard and Hill Street. The company is looking to break ground next year, said Simon Ha, chair of the Downtown Los Angeles Neighborhood Council's Planning and Land Use Committee, which received information on the project.
^ that's quite interesting cuz a few wks ago I happened to grab an image from google maps of what I'm guessing is the location of that proj. there's a small pic of the proj at downtownnews.com, which shows a 7 story bldg.

maps.google.com

The story didn't even mention the 2 apt projs planned for the large lot across from the doubletree hotel in little tokyo.

I'm bothered that Barry Shy....& blackcat, that is his name.....is claiming that the location of his tower is already zoned for his type of proj...or he makes it sound like there isn't much of a hurdle in going forward with his bldg. But the property appears to not be entitled for a bldg as large as he wants to build there.

there also seems to be some haziness about the exact timeline of the large apt proj planned for the parking lot at grand & 8th St, next door to the brockman bldg. It also now seems the tower at 9th & olive is on a sketchier schedule too, since it's supposed to break ground later in the fall, & not right around now, as was first said several months ago.

no excuse for glass tower type of delays within delays within delays....esp if the current situation is as good as these 2 delvpr are saying.....

Quote:
Historic Core apartment king Barry Shy has been sitting on big plans for a new tower at Sixth and Main streets ever since he bought the site for $30 million in 2006. Now, he's eying an April groundbreaking on a 40-story, 350-unit complex dubbed SB Omega.

Shy's plan calls for 35 levels of apartments above a five-story, 1,200-space parking facility. The structure would stand twice as tall as most Historic Core buildings.

"The rental market, it's amazing," said Shy, who already owns some 1,200 apartments in five Downtown buildings. "I have no vacancy and the rent keeps going up."

Old Bank District developer Tom Gilmore is among those posting a 98% occupancy rate on his books -- but even that figure is somewhat deflated, he said. "We are effectively full," he said. "The only reason I'm not at 100% is because I can't turn the apartments over fast enough."

The only thing that worries me about the Barry Shy tower is that... it's Barry Shy. The man is notorious for using the cheapest possible materials, destroying historic architecture, letting in any tenant that has money (I remember an uproar over a sexshop) and more. I can't help but think any tower he builds will end up being extremely detrimental in the long run.

Not bad. Not bad at all. Quality infill like this is needed all over Los Angeles.

It's going to be fun seeing cranes in the sky again. It wasn't that long ago that DTLA looked like this.

soon, it will be back to that! We could potentially have 5 or 6 cranes in south park alone in the next couple months

Very nice. There's a good chance that it will be clad in the sort of stucco facade that you and Illithid Dude constantly lament about, however there's also a chance that it could look like this building in the Miracle Mile (also developed by Hanover):

http://maps.google.com/?ll=34.060553,-11...dNBstUrTuKcQt5XUww&cbp=12,47.82,,0,-6.58

Huge win for that intersection though, as it replaces a gigantic "dead zone." Citywatch must be ecstatic.

I kind of like the proposed Hanover building, although the problem with some of these - especially the stucco ones - is that you really can't say until you see the finished product. Their first building looked ok on paper, but the final product missed the mark for me.

LASportsfan, thanks for the heads up regarding the DT News article. Things are definitely getting exciting again. What's already in the pipeline for the next 24 months is going to exceed the previous "boom" by quite a bit and I'm optimistic that we're going to hear good news from some of the larger projects within that time frame. Hopefully LA Central or Metropolis will be one of them.

On the downside, what's happening with the Wilshire Grand demolition? I couldn't help but notice that there are still curtains in all of the windows. Doesn't seem like demolition is imminent at all.

Does anyone have any information about the boutique hotel that's supposed to go in next to Parish on Spring between 8th and 9th? Any idea of the name or who the operator is?
