A new gas station would have very marginal increase to traffic, given there is already one right across the street and another just down the street, it'll largely just split the business. The corner is already a right-off because there is a Tim Horton's there. More than traffic congestion, I think the thing should be opposed just for diversity, if Quispam actually needs another gas station I don't understand the point from the residents standpoint as to why they need to be clustered together.
Gas Stations generate about 12-14 vehicles per hour per pump during the AM and PM peak hours. Also, 50-90% of traffic generated by gas stations is "pass-by" traffic (i.e. traffic that is already on the road). Do the math - they do not generate much new traffic. As for location, can't beat it. It's on the corner of a major collector and an arterial right next to a freeway. NIMBY's always think they know everything.
Anyone know what that building on Somerset & Technology actually is?
I'm assuming it's another apartment building like the one it's being built next to (3-4 storeys).

Welcome to the forums!
There's been a rumour of a gas station since Costco was originally built, and even before then. You're welcome to guess how and why there's pressure against one being added.

If I had an oil company and was loyally supplying the market for years, I'd be reluctant to supply Costco, based on the way it affects other stations' bottom lines.
Jungle Jim's in KV has closed, apparently due to financial issues. It will be interesting to see how the new St. Huberts plays out, it's grand opening is tomorrow.
Here is a picture of Jungle Jim's I took just after it first opened.

I hope they don't go and paint it up like a kid's drawing. I kind of like the raw concrete look. a different shade would have been nice.
I noticed though, that coming over the Harbour Bridge the wall facing the bridge is pretty hideous since it looks like a single uninterrupted concrete slab. Even if they leave the front alone I think they have to do something with the side facing the bridge.
Again, that Reece's Pieces design makes me want to throw up. It's so 80's!! The pastel one isn't bad, but might look tacky in 10 years. Recall my idea of disguising it as a building. I hope I inspired the architect way back when.
