Yeah, I could see a SLC market pulling a Friday/Saturday/Sunday thing. I'd love to see it happen.

I think the Rio Grande depot provides a sufficient amount of space for a year-round Farmer's Market/Public Market. That is, if the space below the 2nd level walkway is used as vendor space that is oriented toward the main hall. This would leave the entire floor space in the main hall for at least one 2x6-8 block of vendors, similar to those seen in the picture posted by Future Mayor (see below), creating a looped walkway on the main floor. Additionally, during the Spring/Summer/Fall Months, the Market will be able to expand out the back doors onto the very large covered patio and even onto the adjacent circular mid-street plaza (also see below).

Tentative due date for Planning Commission hearing is 10/19/2012

Conditional Use review and approval required for buildings exceeding 75’ in the d-2 zoning area.

The proposed drop off on the 100 South frontage of the project restricts pedestrians to a narrow passage, and requires pedestrians to walk onto private property to travel east or west along the project frontage.

The future Marriott Hotel is shown with multiple doors, as much as 280’ apart, opening towards the 100 South right-of-way. The proposed public sidewalk must slope at approximately the same slope as the existing street across this frontage. This means that the Marriott Hotel must have multiple finish floor elevations.

Redline issue of 100 So proposed drop-off and angle parking. Need Admin approval, Transportation denied due to various activities and traffic demand. Parking calc 349 stalls 7 ADA &18 Bike, Required parking #s? to verify required and provided stalls etc. Note parking structure upper level ramp, parking exposed to snow & Ice shown at 5.7% - SLC standard is 4% MAX. side to side stall grade



hmmm..... A new Marriot hotel, a 349 stall parking garage... and higher than 75 feet tall..... on a 3.25 acre site, more or less.

Still not very much detail to go off of.... We'll have to wait and see what details surface in the coming months....

That's approx. where it was rumored a few years ago that a W hotel was going to be built. I wish they'd build it closer to the Salt Palace and make it a convention hotel.

Thanks Viperlord for that exciting info.

Marriott has done quite well over the past few years, even during the economic downturn. The Marriott family still controls roughly 21 percent of both of its huge empires, timeshare and lodging. Bill Marriott Junior is the Chairman and CEO of Mariott International and chief of the lodging division also. Mr. Marriott's understudy of 39 years, Stephen Weisz, is the President of the timeshare division. In essence, the Marriott family still holds a tremdendous sway over it's international empire, particularly Bill Jr.

The Marriott investment in Downtown L.A. represents one of the the most important singular development investments in Downtown Los Angeles during it's most recent renaissance. During one of my most recent walking tours of Downtown Los Angeles, I made a point of touring the Marriott/Ritz Convention Hotel. It is truely impressive.

A very interesting development seems to be happening at this site on 1st So. and 300 West. Bill Marriott is known as one of corporate America's most ingenious problem solvers. There have been innumerable times where he has made gigantic contributions to a large array of projects in the Wasatch Metro, which helped to solve a specific infrastructure need. Most often these projects donot carry the Marriott name, but the contribution made it happen just the same.

I am anxious to see what the scope of this new hotel will be. Also, I would like to see Marriott as the contributing factor to the future convention hotel. I think Marriott would give us a more iconic product than some of the others, which have sprung up in other CBDs in the region. I think Marriott carries a lot more of a hometown desire for a true flagship style property vs. say a Hyatt or Sheraton.

This new Marriott would be a great boost for Gateway.

Some of you guys like UtPlanner and Viperlord keep investigating what is going on. What are the latest rumors etc? This could be one of the more exciting projects for the immediate future.

Even though it looks like there will be three Marriot hotels downtown, perhaps the Marriott could still build a large 1000 room convention hotel on the Royal Wood Plaza site, but under a new brand... It could be the first of its kind.

It would be pretty much the norm for Marriott to build the Convention Hotel under it's own name, and say rebrand the City Creek Center a Renaissance, which is one of it's labels. Marriott also own the Ritz Carlton brand. I would love to see a Marriott/Ritz Carlton combination, like we have here in Downtown L.A. The Ritz fills a luxury boutique niche, with both hotel and residential. Overall Salt Lake's CBD is so much cleaner and classier than L.A.'s CBD. L.A. has made a lot of progress, but there's still some huge problems to deal with.

About the possible Marriott -- is there a rule of thumb (or code, law, etc) that would translate the number of parking stalls into the number of hotel rooms? I know it's all speculation right now, but does 349 parking stalls = 349 rooms? More rooms? Fewer?

The hotel project south of the Energy Solutions Arena, is actually proposed with two seperate hotels and a shared parking facilities. One of them is labeled as a Hyatt brand and one as a Marriott brand. Neither are huge buildings. I've seen the proposed elevations and they are maybe 6 or 7 stories tall. The permitted height is 75' and the appliacnt may request height up to 125'. The Hyatt would be on 300 West and the Mariott project would be on 100 South. The parking garage would be tucked behind.

jedikermit-- a hotel is required to provide 1 off street parking stall for each 2 rooms.

Some great points, Future Mayor, and some commenters since you too. I don't think the Gateway has been as adversely impacted as many feared with CCC opening, but I do think it would be stronger with the changes you suggest.

UT Planner--are there plans to relocate the power substation there next to 400 West just south of 100 South?

I like the new design, and I think apartments are the right decision for the market right now. I look at it this way, more higher end/newer apartments in the downtown area will allow younger professionals to live downtown that may not be able to afford a new condo downtown, however, being downtown is contagous for many. Many apartment dwellers will fall in love with a new apartment downtown and will eventually trade up to a condo in a few years.

This is going to be great for Trolley Square. Trolley Square has everything it needs, except a bar now(Trolley Wing needs to move out of the main building, back into the trolley car, and get that bar atmosphere back IMO), to be a neighborhood retail center, clothing retail, grocery retail, entertainment, and dining. ALL within walking distance.

I doubt this because they just rebuilt and upgraded the entire station. I would guess they have a 20 year life on the new equipment.

Rocky Mountain Power still owns the property where the substation is located and it appears in the site plan that I saw that it would remain. The parking garage would be adjacent so you wouldn't view it from the hotel rooms.

I don't mind the Newhouse Apartments though I hope that the seafoam green isn't really the direction they're headed.
