so it looks like the restaurant on the ground floor will break up all that dead space on 10th street that was basically a brick wall. i had a dude try to sell me pot on that corner last spring, which isn't that bad i don't guess, but it was kind of shadowy down there, it'll be nice to see that stretch being lit up at night.

I wish someone would buy that retirement high rise across from there and remodel it with some ground level retail. There is plenty of room for it! Then that would be an awesome little corner when/if Midtown Square ever happens.

Midtown Square is the long, long, long, long, long-term plans that developer Dewberry Capital has for that site. This is the same guy that developed Peachtree Point and is often made fun of on here because this proposal has already been around for several years I believe.

Midtown Square

The website has some other future plans.

Buckhead Atlanta Project Has Officially Restarted.

Quote:
Developer OliverMcMillan has restarted work on Buckhead Atlanta, the 1.5-million-square-foot mixed-use project where construction halted more than three years ago.

The San Diego-based developer began clearing construction debris today on a parcel between Buckhead Avenue and East Paces Ferry Road that will become 85,000 square feet of stores and restaurants, including the new home of French luxury retailer Hermes.

Hermes already has a temporary store on Buckhead Avenue. The parcel will also include two 12-story apartment towers, 15,000 square feet of loft office space, and parking deck with about 1,400 spaces. That will form the core of the 8-acre project near the intersection of Peachtree and Pharr roads. Construction could be complete toward the end of 2013.

I had to drive through this area today - unfortunately (the traffic was horrible at 2:30pm!)

I can report that the cranes were indeed moving around.

OliverMcMillan is responsible for some very cool projects around the country, and have totally transformed large swaths of Downtown-adjacent neighborhoods in their home of San Diego. Anyone that's curious about their track record should check out their website to see for yourselves. You may be very pleasantly surprised.

I think that looks pretty cool. Definitely better than what's there now and will make that walk much more enjoyable. I think Marietta street from CNN to GSU is one of the prettiest streets in Atlanta. The Phillips deck with Hudson grill addition will help a ton also. It'll be a pretty cool street to walk.

MUD Proposal in Decatur

The Decatur Planning Commission is preparing to hear a density bonus request from the property owner of the Bank of America site at 163 Clairemont Avenue, who plans to build a six-story mixed use structure on the site. According to the developer’s application, the development will include 192 dwelling units (14% studios, 60% 1 bedrooms and 26% 2 bedrooms), 10,000 square feet of retail space, and a 5 level parking deck with 300 spaces.

Another Buckhead apartment proposal

Quote:
The Development Review Committee for SPI-9 (which covers most of the Buckhead Village) had their first look at Alliance Residential's plan for a 250 unit complex proposed for Maple Drive where the Mosaic restaurant and a pair of vintage office buildings currently sit.

This is a scan of the 18-story student dorms proposed near GSU. Hopefully the design will be tweaked a little.

I just hope they keep coming, 10 more of these (even if it was this crappy design replicated 10 times) would totally change downtown in an extreme way.

I agree. GSU has already added a TON of activity to that part of downtown. From what I've read, there will be a new requirement to house all FR on campus so that may accelerate even more plans for on campus housing. BTW, this project will be private so they will not be considered on campus.
