I don't disagree that there would be a large population to draw from, but how many of those people will be coming in regularly to say a Lacoste or Gucci specific store on a regular basis? There are already stores in Peg that stock Lacoste (keep in mind Harry Rosen stocks a lot of high end designer wear)

I suppose the ultimate test would be if one of those stores opened up and we simply saw how market response would be.

But honestly it's unlikely they would come in the first place

There's a strong argument for it, no doubt, but there are also realities to the market. I mean just to be crude, even if we take 100k worth of towns nearby, how many would come in to regularly buy hundreds of dollars worth of clothing? Most people from smaller towns are the WalMart type shoppers;
most the people who would drop that much money on clothes are those who have jobs where the economic center to support those jobs is: that would be Winnipeg, thats why ultimately the Winnipeg market is what one should consider if a store like that were to come.

A lot of these dedicated high end stores regularly research for potential sites, and it's a good bet they've looked into Winnipeg. But it's also a good bet they came to a conclusion that it's probably not the right market.

I'm not suggesting there isn't potential, but i am suggesting those high end dedicated stores are unlikely to show up.

Who knows what could happen post Ikea frenzy though

Somehow the Mayor and members of council will get a limo or private bus probably citing "security concerns" so they don't have to the use the parking shuttle bus to and from their new parking stalls. They only time they want to talk to the public is just before the elections.

That's probably the case. There has been a rumour in Thunder Bay for a couple years now that H&M want's our Sears to close so they can open a store here.

weve had h&m rumors for over 3 years now yet they still havent decided to open a store. yes maybe thier waiting to find the best location but now would seem like the most opportune time for them to take a chance at opening a store in the winnipeg market. Also the convention center expansion more security more staff... 30 more employees. the new stadium prolly hire a lil more staff. assinaboine park zoo will probably require more staff.. the new hotel at the airports and surrounding area.. probably another 300 plus people.. so were creating a lot of service related jobs of late which is okay not the best pay but with min wage at 10 dollars its enuf to supports rent if u living with a family

They definitely wouldn't charter a Winnipeg Transit bus. It's too lower-class for the political elite...

No, they'll just commandeer a nearby parking lot, and force the people who are renting spaces there to make other arrangements.

Not sure if this has been posted already or not, but piles are going in the ground at the site of the new Homewood Suites by Hilton on Ellice (same location as the Marriot Fairfeld Inn).

That site has a pad site available... anyone interested in opening a Country Kitchen? Or an IHOP, or some other 'hotel-guest friendly' restaurant (i.e. serves hot breakfast).

Even booming, high disposable income Edmonton and Calgary don't have dedicated Gucci stores. Like Winnipeg, you have to go to places like Harry Rosen and Holt Renfrew (and other local shops). So it's a bit farfetched to expect Winnipeg to get one of these, considering it is usually the last of the major Western cities to get a particular retail chain.

It is very strange that the 'Peg doesn't have an H&M, though. Very, very strange. Polo Park, St Vital, Osborne St, Seasons at Tuxedo, maybe even Downtown 'Peg would be all viable locations.

This is neat. All sorts of hotels popping up everywhere around the Peg these past few years, with a few more still to come.

Hey Everyone,

Not sure if this is the best place to post this, or if I should start a new thread?

My wife and I are building a "modern" house in Winnipeg. We decided to create a blog about the entire process. The reason? I found there was a severe lack of transparency regarding the process and pricing when it comes to building a custom house. I've been following a few American blogs where they documented the entire build process; however, their pricing structure doesn't translate overly well in Winnipeg. I continue to find myself surprised at the cost of all the stages (demolition, excavation, fence rentals, sewer hook-up's, etc, etc, etc). For this reason, I decided to document and be as transparent as possible regarding the "TRUE COST" of building a custom designed home in a infill lot.

Also, I come from an internet background, so am able to get pages to rank high. I will be open an honest about the various sub-contractors we hire and give them credit for a job well done, as well as be critical of empty promises. I hope this can help all future home builders.

The process began back in January, but I only created this blog a few days ago. The updates will be frequent in the near future ... I have alot of catching up to do ..

That's really neat jimsabo, thanks for sharing. It's a great idea for anyone who is new to the building process, certainly.

Best place To post that could also have been the "Western espresso" thread, as it's more of that general "anything else or interesting" discussion, plus I'm sure some SK folks who visit that thread would also have been interested in this

Though no worries - half the stuff I post in this thread should also be in western espresso lol

Wow. Looks like the city planners in Saskatoon sure know what they're doing. Obviously they don't have a stupid height restriction for their waterfront development, unlike our city in the East Exchange.

am i the only one who prefers that we have zoning bylaws to prevent high rises in the east exchange? Maybe im the minority here but i dont get everyones fetish with constructing high rises for the sole purpose of having high rises. A lot of the time high rises detract from the streetscape and dont have nearly the same charm as a mixed nighbourhood that features mid-rise multifamily and some stand-alone units. Would rather see 5-10 story mix use mid-rises be constructed in the exchange. Save highrises for the shed area and assinaboine.

Not only that, but the restrictions are in place to preserve sightlines for future developments that might go further back from the river. Smart move, IMO...
