Just curious, but on what basis are you claiming that it's just a massing study? It seems that they're about to start marketing, so I'd guess that the design wouldn't charge drastically from what we've already seen.

Everyone keeps claiming that, but yet time goes on and nothing. Seems like a lot of work to make a rendering of something that is going to be completely different (which it needs to be).. So for now all we have to go off of are the line drawings and this render.

I firmly believe that the concept of "What You See, Is What you Get" will hold here, along with 501 Yonge Street.

Face it, if the final design is completely different in as many ways as needed with 90 Harbour and 501 Yonge, they never would release a render that looks like that. If anything, it will be roughly the same with minor differences.

On the 50+ renders we've seen like this by developers over the past few years given to the city for massing approval. We've rarely seen one of these such renders show us a final design.

If you've been following the Toronto proposals over the past few years this is par for the coarse. They show the scale, floor plate and a few design elements which may or may not be part of the final design. They submit it to the city, the city comments and they then have their architect create a finalized design. When the city says no to that they head to the OMB.


From the last meeting where the design panel saw the same render.
Here are some recommendations they gave to the developer to consider before the next meeting for approval.

1) Show how the building links to the existing and proposed context and streetscape.
2) Come back with deliberate analysis of how the building responds to York Street. Do not create a pinch point.
3) Stronger consideration of the appropriate distance between the residential towers and the office tower should be given.
4) Study the potential East Side connection through the block.
5) Study the response and connection from Union Station
6) Study the location of the Path
7) Top of the building needs development.
8) Stronger architectural solution for the towers
9) Study the potential to create a more sustainable building, including thermal breaks on the balconies.

Remember that the developer here is Menkes. It would be totally out of character for them to propose something innovate or iconic. If the final design doesn't end up being similar to the renderings we've already seen, it will be something equally uninspiring.

Andrew and vanman, I hope you are not waiting for Menkes to propose Absolute World or L Tower at 90 Harbour.

I agree I don't think it's final, but I dont anticipate much change from that.

I'd imagine what we are looking at design wise is what we are going to get short of some very minor changes.

As for the size we'll see if they stay this large with the impending market slowdown.

What I think is more likely to happen, is that any marketing for this project will be delayed until the market conditions for sales improve.

That's just sad. There's no ambition to create beautifully designed highrises in this city (luckily lo/midrises are a different story)
