They'll argue that the shadow will protect the kiddies from sunburn and save them getting skin cancer. The council will then be seen as heartless nimbys if they still reject 50 Bloor West after that argument...

Typical absurdity. Shut down a school by declaring it an inappropriate use for its location in the middle of detached neighbourhood. Let's forget the Four Seasons is taller due to a compromise between shadowing of the school's community and the developer's submission. Who says the end result couldn't be the same for 50 Bloor? Imagine a taller, thinner supertall aligned with Four Seasons' shadow.

^^ Unlike design, I don't think shadowing is a legitimate reason for rejecting a proposal. UV rays do not improve one's quality of life. Unless their goal is to look like a red leather handbag.

UTS is being relocated (and most likely replaced with condos) and shares a similar proximity to Yorkville as the elementary school in question.

Moreover, the developer would have to increase the prices of the units in order to build a "taller, thinner supertall" This is to cover the costs of the extra structural engineering costs, transfer floors, elevators etc. Otherwise the venture would be less profitable.
I am unsure if the site can accommodate twin 35-40 story towers but that very well may be a possible solution for the developer to work around council's shadowing nonsense. That or an incentive as Caltrane suggested. Who knows. This is still in its infancy and very susceptible to biting the dust considering we're at a tipping point of the markets and financial sector.

Not certain of that. Parts of Manhatten can be really depressing to live in just because even on the sunniest of days you still don't get much light at street level.

Any shade you get on a sunny day in Manhattan would be welcome.

For a northern city the heat in spring, summer and fall in New York City is oppressive.

^^ True. I've always been confused by the fact that New York is a coastal city but unlike Vancouver dosen't enjoy a moderated forecast throughout summer months.

I can't believe that these snoozers will become the most dominant towers on Toronto's lakeview skyline. The only positive is that the office tower, which is rather neutral, will block out those horrid green-glassed Maple Leaf Square towers.

I haven't been to Centre Island for a few years, so haven't seen the skyline view with MLS towers, but nevertheless I actually like them. Although they do look in dire need of a clean up. Was walking by there just a few days and couldn't help but think that the glass was looking tired and so dirty.

^^ Agree 100%. The towers they will block are many notches better. I'm not optimistic that these buildings will be the show pieces I'd hoped based on these preliminary renderings.

I live downtown because I love the scale in the built form that a big north American city provides. The shade provided by tall buildings has the added bonus of shielding us from UV rays. I want the shadows.

If I want sunshine, I'll head to the beach or Saskatchewan.

Not nearly as bad as Pinnacle or Concord Pacific. People need to calm down as well because those are not final designs or renders.

Seems to me the City took issue mainly with the placement of the towers, and the podium and PATH layout. The major issue with the actual towers themselves had to do with the design of the balcony glass.

Looks like this proposal will sail through practically as is.

90 Harbour is awful, with even worse street-level treatment. As Ramako said, it's a shame these awful snoozers are blocking out the real (read: quality) skyline of the city.
