Only the facades will be restored, and those have to be removed piece by piece before demolition---assuming there are elements of the facade that are removable and salvageable (on the Rex, they don't expect much to be salvageable beneath the ugly Tivoli crap, so they'll be mostly recreating that one).
It's also interesting to note that "Despite the appearance of being comprised of multiple buildings, the development will function as one building..."
Incidentally, they removed the water tower yesterday; it's supposed to be put into storage until it can be put back on the new structure.

How? They show what the building(s) will look like when complete. Simple renderings don't---can't---show a structure's age, or whether it is new construction or rehabbed.
