so $150 million expansion, i wonder how much new space that will translate to, maybe give the centre some more architectural appeal. Ottawa just redid the facade on their convention center and its really 🞵🞵🞵🞵 wouldnt mind seeing winnipeg do something similar.

Report calls parking lots the worst use of downtown land. What's being done about them?

The first thing tourists notice when they visit Portage and Main is they can't cross the city's most famous intersection.That's curious enough.
Also puzzling is how a gravel surface-parking lot can exist only half a block to the north, within barricade-vaulting distance of Winnipeg's commercial centre.

The property known as 416 Main St. is one of dozens of downtown surface lots that occupy seemingly valuable real estate -- chunks of a revitalizing downtown that could be put to better use, say planners and politicians.

The expansion will be in the 350-400,000 ft range (parkade included), not including the hotel, condo, office portions. I wouldn't count on a facade redo for the existing centre. They recently spent a pile of money replacing the old Tyndall stone facade with the new look cladding. The glassed portion over York will look pretty cool though, i believe it is two or 3 stories high. This will be a big project for downtown, not just for the convention centre but for it's additional parts.

Great article on the parking lots cheswick, thanks for that. They look at the 11 most "blight worthy" lots downtown with light status updates

city doesnt need another high rise, those lots should be filled with low to medium rise mixed used developments at a gradual pace. Parcel 4 should be the first as well as the lot right beside it that the Forks owns. Until the mindset of the city's consuming population shifts to one more urbanist in thought the process of developing any of these lots will be slow. Maybe policies regarding extra taxes for sprawling infrastructure costs should be implemented to new developments scaled to their distance from the city center and the properties assessed value. Maybe that will force people to choose housing options that are more urban friendly.

I suppose the size thing is proportional to the office lease rates somehow, though I don't know exactly how. Perhaps, if comparing Winnipeg versus a city like Calgary where office space is in huge demand + the downtown is very focused and contained and thus not many options of building smaller buildings; gotta go tall to satisfy demand or there might not be enough downtown space to build a new tower (wherever downtown is zoned by the city).

In Winnipeg I'd imagine a high rise makes less sense. The ROI on lease $ is not enough to offset the cost of high rise construction if a) there is not enough office demand (thus not as many companies looking for office space) and b) a huge supply of potential development zones (aka empty lots). I would imagine with more smaller developments filling up space, office demand to constitute a high rise in Winnipeg would become much, much more feasible.

When considering the size of downtown Winnipeg, its quite alarming how much empty space there is in general. Not the same can be said of Calgary, for example.

Though, my analogy is following the assumption that office rates & downtown space can be related to rental rates and a residential tower with a very high number of residences, all considered within the context of demand.

Nope. Not yet. "by the end of the summer" apparently, in the coming months we'll know.

The cost is going to be somewhere between $180million-$200million. Its going to be quite a significant. We know for sure there's the expansion itself + the hotel, but we don't know of any additional highrises (likely a mixed used development will be included as well)

Consider that the cost of the ALT hotel+Santec Office complex is ~$75 million dollars.

The Richardson Centre Concourse won the award for a renovated building.


The mini-renaissance taking place in the Winnipeg real estate market is happening within the context of only a modest uptick in population and economic growth.
What that means, among other things, is while there may not be enough demand for a brand-new multi-tenant downtown office tower, the existing stock of buildings must be refreshed to maintain their market standing.


ith widespread development of building technology innovations, there is no excuse for building owners and managers not to adapt the most energy-efficient and environmentally effective strategies.
If they don't do it, their competitors will.
Every year the Building Owners and Managers Association (BOMA) of Manitoba recognizes a number of member buildings at it annual Awards of Excellence event.
The winners, announced at a luncheon at the Delta Winnipeg on June 13, demonstrate a commitment to excellence with a dash of flare indicative of some new-found energy evident throughout the downtown.

Should note that they demolished and rebuilt; it was not just a new facade.

It is my understanding that the $180-200 million figure is just for the WCC expansion. This figure does not include the private money for the Hotel and proposed condo and office component. I would think that the private money could be quite comparable to the public money going in........again, this is a very large project, and very complicated with a lot of cooks in the kitchen.

I had an inkling but I wasn't certain, thanks for clarifying Biff

That is much more sizeable too, then so we could be looking at as high as $400MM going in overall?

Manitoba has been ranked the best Canadian jurisdiction to invest in oil and gas, according to a survey released today.

The Global Petroleum Survey, prepared by the Fraser Institute, was based on the opinions of petroleum executives and managers, where Manitoba beat out Saskatchewan, in second place, and Alberta, in third place.

"The Prairies offer the clearest, most consistent, and most competitive policies for oil and gas investment in Canada," said Gerry Angevine in a release, Fraser Institute senior economist in the Global Resource Centre and co-author of the survey.

Manitoba’s improved scores in the areas of taxation, the cost of complying with regulations and environmental regulations allowed it to push Saskatchewan out of the first place spot.

Globally, Manitoba ranked fifth out of 147 jurisdictions in the survey, Oklahoma coming in at number one.
