they would make it 1 HUGE apartment for 1 person ... or 1000 the size of a shoe box and it would have the same FSR.

I really think half the people on the forum don't fully understand what FSR is and think it has something to do with height or number of units or god only knows.

good place to start >> http://en.wikipedia.org/wiki/Floor_Space_Ratio

then read what Jlo said

They probably just turned most of the apartments into smaller 1 bedrooms.

This should make it the premiere "rental" building with investors snapping up the majority of those for long term hold.

Yah in simple terms, FSR is simply the total sum of floor space of the building compared to the total size of the land. So a building that is 50 floors high and each floor is X sqare feet would be a certain ratio to the land to get its FSR.

The actual layout of the floors makes absolutely no difference. They could be single floor units or they could be 20,000 shoe boxes. If the dimensions of the building are unchanged, the FSR is unchanged. I'm personally not a huge fan of FSR/FAR but I won't get into that here.

At the prices psf we've heard about before in the development proforma (wasn't it $1500 average?), I'd die to know what kind of investor would want to buy, just so that he could enjoy subsidizing his/her renters, because there's no way that rental revenue would cover the ownerhip costs.

If it is still 290 units as in the previous iteration, it will be a fairly even mix between 1 and 2 bedroom units (excluding 2 or 3 floors of penthouse units). I wouldn't be surprised to see some of these combined into 3-bedroom units to bring the total down a bit.

Conventional mathematics based on debt vs. return, and looking for a positive or neutral yield of return on you $$$ has been a non-starter in Vancouver's market for many years now.
It's more about an "assumed" annual property market value increase that will mittigate real world rental's negative cash-flow.

If you look at the last 9 years, buying just about anything made money over the long run. Not so sure about now and beyond though.

They are currently digging away, excavating deeper.

Looks like they are piling the dirt on the right (NW) corner so they soon remove it via the usual series of excavators into dump trucks in the alley.

If only some developers (read WALL FINANCIAL) had things their way... unfortunately the city has a lot of impact as to the ocean of sea foam that we have before us today!

Never thought I would hear that for this project, haha!

Hopefully they don't cap it at ground level...

That would be ironic considering he's on tv every day criticizing Obama for not "standing up" to China.

I would be really disappointed if Trump's big gold name is on this.
