This will sure be a dense area. The new tower will cover everything from the skylight on the podium south over the Greenspot building with the snow on the roof. That building is less than 20 years old I believe. Progress marches on.

Would the city issues with pedways be restricted to crossing of city streets/alleys? I doubt the city could oppose a pedway on Harvards own property. Not saying the city won't get pedantic about it and ask for a kick back.

I do sympathise with the other businesses on Hamilton - the lingerie store, the dress shop etc. It will be about 5 years that either one end of their sidwalk is choked off to walk-by traffic - that has to hurt business.

I completely agree. I'm sure it will be a nice building but Harvard doesn't seem to want to go big. It's going to take another developer to build "the big one".
Having said that Stormer is right about that area. Very dense. The development is nice to see.
I just got back from Calgary and was very impressed with The Bow tower. I didn't know they also built another new tower almost as tall as the Bow. They know how to build in that town.

Well it speaks to the theory that pedways take away from the vibrancy of the street. That being said, you may have a point in that on private land it might not be viewed as a "pedway".

I'll bet that FCC will have a contingency to heighten FCC "Tower" II if deemed necessary in the future. Otherwise, I (we) hope that it has a similar roofline to FCC Tower I.

I'm not sure Regina can sustain this current pace. I'm sure some of the massive increase is due to projects like the GoR. Still we should be able to hit at least 2000 starts which would be outstanding.

GOR and Centre Square Place are probably 135 of the 154 mulitfamily, although that is not for sure as there was also a huge new start in Harbour Landing and several others. Perhaps one or both of those have not been counted yet?

I personally think Regina needs this many housing starts and alot of new rentals would be nice too. So we can bring down these ridiculous home prices that are more expensive than a comparitive house in Calgary and Edmonton. There is no way a house in the hood should cost $200K+ IMHO

Unfortunately we continue to accommodate the vast majority of this form in greenfield development complete with urban design principles from 1990. We are really missing out on a tremeandous opportunity here to reshape our city.

Oh well. I'll just move to Vancouver!

We are improving. GOR and Centre Square Place are central and dense. Canterbury is central and fairly dense and has lots of re-use. TD, CIBC, Motherwell and Derrick Buildings were all fully or partially converted to residential downtown in the last deacade.

Absolutely. Things are getting better - I won't disagree. Just think we could be doing a lot better with respect to balance of infill and greenfield, as well as new neighbourhood design. Maybe that'll come with time.

I am pretty sure GOR and CSP are not included in the 1st quarter housing starts as there were well over 100 units of modular apartments alone stated in the first quarter. Q2 should be huge as well.
