Yeah I guess that would be a good litmus test for Edmonton to see central properties moving for close to asking price and above.

'Good' architects and designers know how to deliver a good product with thin budgets. It's about knowing where to cut without compromising aesthetics that much. I am actually quite excited about this project. Congrats to Manasc!

And as these properties are in a typically lower valued part of central Edmonton it's a good sign that people are interested in investing in central areas of Edmonton. Properties being sold for asking value or above means multiple offers and perhaps bidding wars for properties, which would indicate that the local real estate market is getting hot.
Actually these neighbourhoods are attracting a number of young professional couples or families. From a location perspective they are comparable to other 'established' neighbourhoods such as Strathcona, Crestwood, Grosvenor, etc but at a much lower price. This allows them to carry out extensive renovations and/or a total re-build. IMO these two neighbourhoods are going to see a greater price lift over the coming years.

Rossdale place has a convenience store, not 24hrs but plenty good.

Did we miss this article about John Day proposing a 28-storey office/hotel for the Kelly-Ramsey block?

Many moons ago. There has been mention of a hotel/office/condo/podium of 24+ floors for a few months now.

He has acquired the entire block south of the BOM and is planning a comprehensive redevelopment.

This may be THE redevelopment of the decade.

there are indeed a lot of young professionals and families moving in, for exactly the reasons you noted. The demographics of the neighborhood are changing rapidly as the area becomes a viable alternative to other more expensive areas

The grocery store in the Icon II was opened Friday. They had hardly anything in stock and was mostly to meet the staff. Thankfully this thing is almost done.

I had supper at Noodle Noodle on the weekend and staff told me that the twin tower seniors complex is going ahead on the restaurant site with demolition starting in May.

I don't know how reliable that info is but the Singapore noodles were good.

When your as old as me, you get around. My father on the other hand looks downtown and says the buildings he helped design are being torn down now.
