IGA has been gone for awhile. The liquor store is still up and open for business, last time I checked.

Oh, and btw... I discovered today that David Hunters Garden Center, which was the landscaping business that stood beside the rail track near Arbutus appears to be moving into the former KFC outlet a few blocks west. At least there were signs that said David Hunters... I didn't really investigate.

Rezoning application for 4837-4861 Cambie. This is the site immediately north of the Art Cowie townhomes between 32nd and 33rd Ave. http://vancouver.ca/commsvcs/planning/rezoning/applications/4837-4861cambie/index.htm

My thoughts: not too satisfied. Why 5 stories when 6 stories is allowed? I like the number of 2beds suites as opposed to 1beds (more family-oriented). I hate the facade: too uniform and uninteresting, cheap-looking windows (the ones consisting of 3 panes of glass: 1 large pane with 2 smaller ones to the side), and an uninviting fence (ie barrier) fronting Cambie St.

Maybe it`s too early to judge. I took a look at other works by Mosaic (the developer), generally their stuff looks ok at least for Vancouver. The architect is RWA (http://www.rwa.ca), I guess their other works look ok too. If this project will look similar to Argyle House (http://www.rwa.ca/HighMid_Argyll.htm) I would be satisfied; I do like the stone facade but I`m still not fond of the windows.

Thought that it breached city bylaws to have a [new] liquor store within — m of the elementary school that's nearby.

Stipulation of the sale was that Mercedes was going to operate at their current location until the Terminal Ave site was ready. And the site sold for a ridiculous number, I know that. Rumor is the developer is not from Vancouver, and that Mercedes handled the sale directly. Can't confirm either of the last two points though.

Hopefully it'll be built with office space - that's next to the TransMountain Building, isn't it?

Given that there hasn't been a peep about them moving into the retail space at this stage, I have my doubts. You'd think there would be some effort to get it done. It's a really busy store...

Thanks jlousa. I saw the board up last week and have been waiting to see what was planned for the site.

Lots of potential for 4-6 story infill along that part of Hastings (east of PNE).

The project to watch for is the LONDON DRUGS one on Hastings St & Penticton.
Gonna be a much larger store with residential units on top.
