I dont think it needs to be towers either but a few more floors than just 7 would have been better

I agree with Jlousa here, 7 storeys is just about perfect for the area. If it were Broadway & Oak (or anywhere between Burrard and Cambie) then I totally agree with more height.

Not only that, but you should see a lot of 6-storey wood-frames going up to save costs and blend in.

If shorter buildings really do represent under-utilization for the area, wouldn't we eventually see a round of redevelopment in the future? The assumption that everything that is built is permanent seems faulty: look at the low-rise apartments in metrotown and walk-ups in downtown new west.

The problem with current buildings being built is that they are strata-titled - so agreement would have to come from all (or whatever the % required is) of the owners to sell for redevelopment.

That's how they get the skyscrapers built in China...

The percentage is 100%. So ya, essentially it is forever.

Thanks! I really like the structure/form of this building. It's hard to judge from the renderings, but the yellow is not doing it for me.

i'd like to see this scale of building built along grandview highway especially between rupert and renfrew - replace all those single dwelling houses along the south side - they would be very close to the m-line

I live pretty close to Pinnacle on Broadway. Great to see some discussion on that. Going from a parking lot to what it is now becoming, is a massive upgrade in density. It falls in line with The Pulse (next door...), which used to be a gas station, The Vine (further west), and others in the area. All around six floors. Lucky to even get six, as people have concerns about shadows cast from the structure. That's why you don't see the entirety of Pinnacle, or The Vine at the same height. Got to let that light in.

I agree, the massing seems good for the area.

Anyone know what will happen to back of the site where the IGA is/was?

I believe it's going to be a similar development minus the retail.

Count me in as a fan of the ~7 stories mid rises along Broadway west of Burrard. I feel it fits in to the Kits neighbourhood, and the mid-rise wall seems to integrate well with a retail heavy street level.

I feel that high rise-residential clusters fit in better along the Expo Line stations, where developments similar to the area around Joyce makes a lot of sense. I have no idea why for nearly 30 years since the Expo Line was planned and stations such as 29th Avenue is still surrounded by a sea of single houses.

Yup, there was a re-zoning sign on the site there a month ago or so

there's been so much land available to develop for that time, plus they have to buy all those houses and at vancouver prices even developers have to draw the line
