I have found the population numbers between Saskatoon and Regina to be quite interesting. Over the past few years Saskatoon has had higher unemployment than Regina and has lagged behind Regina in job growth. In fact Saskatoon has been in the negative for job growth in 2011. These figures have been well publicized over the past year. Yet, Saskatoon's population continues to outpace Regina. Not that Regina is doing poorly, (third fastest growing city in the country last year) but these numbers make me think that Regina still suffers from an image problem. I thought Regina city would have been over the 200,000 mark by now especially with the kind of growth the province is seeing. Having said that, I still think Regina city council is taking things in the right direction with the downtown revitalization plan, new stadium, new subdivisions etc. I think to make people come here you first need the jobs ( which we have) but you also need the amenities and attractions to keep people here and make the city a place that people talk about in a positive way. I see tremendous opportunity for Regina in the near future and am exited for all the new development on the horizon. I think
Regina's image has already turned a corner but, there is more work to do.

As for Jimmy's comments on Saskatoon's "unstoppable" population boom, let's remember that the difference between Regina and Saskatoon metro is only 36000 people. Hardly a huge difference when you look at the big picture. Also, remember that Regina hit the 1 billion mark in building permits this year before Saskatoon did thanks largely in part to Hill Centre III. Just a little perspective for ya.

I think your going to see the pop. of Regina catch up to Saskatoon's in the near future. With more major tenants coming to the GTH and more office construction downtown that will attract many more company's. Many new potash mines being constructed in and around Regina will also push up its pop. If you compare the MAJOR projects in Regina and Saskatoon, we see that Regina's are pretty much 100% private sector and saskatoon's almost 100% government. We're on the right track folks. 2012 will be the year of many more major announcments in Regina!

I'm of the opinion that Saskatchewan's municipalities will eventually take a more contemporary approach to land use planning and urban design.

It would be interesting to compare the number of residential infill projects occurring in both cities. In terms of major infill projects Saskatoon is looking at River Landing while Regina is anticipating Capital Pointe, Gardens on Rose and Centre Square Place. I'd like to see Saskatoon focus more on infill given their rate of growth.
CCF, I've shared a few thoughts on this and posted it in the Saskatoon Construction thread. Not wanting Regina Construction to get off topic.

Check out the statistics - communities within the CMA but more than 15 km from the city have grown only slightly over the past 10 years and have contributed little to the housing or population growth of the area.

Saskatoon's housing starts are driven mainly by the construction in the city proper. While Martensville and Warman are growing well, over 90 percent of Saskatoon's housing starts still occur within city limits. As I've explained before, Saskatoon and the communities surrounding it, those within a 10 minute drive of the city, comprise over 250,000 of the 270,000 population. Take away 2/3 of the CMA and you still have 250,000 people and nearly all the housing starts and development.

Using the size of the CMA as an excuse to explain why one city is doing better than another is simply that - an excuse (and an inaccurate one, at that). The fact remains that Saskatoon, excluding the CMA outside city limits, is growing at over twice the rate of Regina, and this is reflected in population growth, housing starts, and building permit values. Regina is growing, but it is still losing ground to to the faster growing Saskatoon.

I'm not saying this to insult anyone, but only to point out the flaws in some of the logic around here. It's funny that almost a year after making this same argument in this thread, I have to do it again (with the same poster bringing up this subject up again).
that simply isn't true. That would mean of the 3000 or so starts in Saskatoon CMA, only 300 would be outside the city limits. Warman alone has more than that. Any other bs stats you'd like to throw out?

Michael, while I don't intend to start a — match of any kind, I have to nitpick. To suggest that Saskatoon's major projects are "almost 100%" public sector comes off as rather ignorant sounding. Our main project, River Landing Village, is worth $250 million alone and is 100% private sector. Try to avoid making blanket statements like that. If you want to discuss Saskatoon's public and private projects further, I gladly invite you to the Saskatoon Construction thread to do so.

Sorry but River landing is far from even coming close to starting or becoming a reality. They have no financing in place. Thats the truth of it. They're years away from starting it if they get it going. If you take all the major projects in Saskatoon most r public dollars. In regina most r private. Those r the facts. ie; $2 billion dollar oil refinery expansion, $300 mil. dollar CLS plant, $100 mil. mosaic potash tower, $100mil. hilton hotel and Capital point Condo Tower, $30 mil. Center plaza condo tower, $30 mil. Gardens on rose condo tower, Multi million dollar CP intermodel facility, $50 mil. past plant at GTH, Yanke group of companies facility at GTH, $1 billion harbour landing commercial and residential development, Multi million dollar Center Crossing development, multi mil. dollar 80 000sq ft. office building on 11 ave. and Albert.

So I actually decided to 'myth bust' the assertions made earlier in this thread of city versus metro area. According to cmhc.ca, where they break down housing starts across the country quite nicely, Saskatoon has a lot more construction outside the city limits than Regina. Although not to the extent that I had thought but far more than Jimmy James states in his post.

Saskatoon city starts, Jan - Nov: 2324
Starts outside city but within CMA, Jan - Nov: 518
Total: 2842

Regina city starts, Jan - Nov: 1374
Starts outside city but within CMA, Jan - Nov: 156
Total: 1530

My response is in Saskatoon Construction where it should be.

You are right. My bad. I remembered an article in the LP a few months back about building permits and thought it said 1 billion dollars but I looked it up again and it is only 1/2 billion. I don't think the Coop Refinery expansion was included in Regina's building permit numbers though for the year. Even if it was, I doubt the city would even come close to 1 billion dollars. Saskatoon has certainly kicked — for construction this year. Good on em!

I believe the vast majority of the work at the refinery is exempt from building permit requirements.

Correct. It's not "structural" in nature.

Absolutely agree! I have a lexus, you have Tempo, I have an inground swimming pool, you have a kiddie pool. Starts sounding ridiculous really! Both cities are great. Both have their attributes. Let's stop the bickering and nitpicking on here!

for the sake of argument Moose Jaw could be included in the "Regina Metro", then the cities are pretty much neck and neck. Moose Jaw is only 35 minutes away.

I believe they are beginning on January 3 (Tuesday).

PS They now have a Facebook page and a Twitter if you're into that stuff. A little while back they were looking for input as to what kind of businesses people would like to see as part of the retail portion so if you have any opinions...

PPS The restaurant that is going into the old Just Bean Brewed spot down the street seems to be coming along...they have a nice shiny new sign!
