EDMONTON - The most important budget discussion in Edmonton isn’t the current city hall deliberations, where city councillors and administrators haggle over which roads, pools and other projects should be funded and which should not be.

Instead, the crucial budget discussion is the one perking behind the scenes, where the mayors of Alberta’s two biggest cities, Edmonton’s Stephen Mandel and Calgary’s Naheed Nenshi, are working on a new deal for Alberta’s cities with Premier Alison Redford.

“The premier was very adamant that she would like to see some ideas come forward,” says Mandel, adding he plans to meet with Nenshi in coming weeks before the two present their case to Redford in the new year.

In all the renderings we have seen for mayfair it seemed like the north building was going to be one building stretching the entire block. This video shows it as two buildings though which is much better. I really like this project. Especially how much life those big two story glass retail bays will bring to this corner.

Gene Dub planning rossdale developments

Green - potentially a tower there, but would rezone it sounds like to a DC2.
Yellow- Two rows of townhouses (THANK YOU!!!!)
Blue - 4 Storey Condo



His current home, former brewery/ice plant, would become a bed and breakfast.

I will await renderings and more formal plans, but very very encouraging.

p.s. If anyone can dig up the DC1 for this... I would be thankful.

1. Area of Application

Portion of North Rossdale located generally east of 101 Street, north of the James MacDonald Bridge, designated DC1 (Area 1) in Bylaw 8138, amending the Land Use Bylaw.


2 Rationale

To provide a district for a special activities area with a mix of residential, arks, commercial, entertainment, cultural and educational uses appropriate to its relationship to the downtown and the river edge and to the Capital City Recreation Park.

Development will be sensitive to the existing scale and historic character of the Rossdale Brewery, incorporating it as the predominant structure and forming the nucleus of new development.


Commercial uses will be concentrated in the Rossdale Brewery building and on lands immediately adjacent to it on the west side of 100 Street. It is important that these commercial uses be physically integrated in order to form a continuous commercial node.

Parks uses can be diverse ranging from the neighbourhood level to City-wide special events uses.

City-wide parks uses, including facilities for special events, may be located throughout the site, complementing the Capital City Recreation Park and the commercial node. Neighbourhood parks facilities, if developed, will be located west of 100 Street on lands outside the Capital City Recreation Park boundary.

Parking, because of its intrusive nature, must be located and buffered extremely sensitively from other uses.

The percentage of designated open space within the DC1 area will remain the same or will be greater than the existing situation.


3. Uses

The following uses are prescribed for lands designated DC1 (Area 1) pursuant to Section 710.3 of the Land Use Bylaw.

a) Commercial

i) Major Eating and Drinking Establishments

ii) Minor Eating and Drinking Establishments

iii) General Retail Stores which do not exceed 150 m2 (1,614 sq. ft.)

iv) Hotels

v) Custom Manufacturing Establishments

vi) Professional, Financial and Office Support Services


b) Residential

i) Apartment Housing

ii) Duplex Housing

iii) Linked Housing

iv) Row Housing

v) Semi-Detached Housing

vi) Single Detached Housing

vii) Stacked Row Housing


c) Community Services

i) Public Libraries and Cultural Exhibits

ii) Public Parks

4. Development Criteria

The following development criteria shall apply to the uses prescribed pursuant to Section 710.4 of the Land Use Bylaw.

1) The maximum building height shall not exceed 15 m (49.21 ft.) nor 3½ storeys.

2) Uses on all lands within the 1:25 year floodplain will be governed by Policy , Section 3.10(b) of this Bylaw.

3) Commercial development will be concentrated generally in the Rossdale Brewery building and on lands immediately surrounding the Brewery on the west side of 100 Street.

4) Commercial or community service uses with the exception of those located within the Rossdale Brewery building will be limited to small scale operations no larger than 500 m2 (5,382 sq. ft.) gross floor area for each business.


5) Architectural styles in the commercial area should complement the architectural style and scale of the Rossdale Brewery by incorporating such features as dormers and brick or similar style exterior finish.

6) Canopies or awnings shall be provided at the ground floor level of buildings fronting on 100 Street. <aside: strange/specific>

7) Community service uses will be generally located between the North Saskatchewan River and 100 Street within the Capital City Recreation Park with consideration for additional space west of 100 Street.

8) Residential uses will be generally located in the south and west portions of the DC1 area with the possibility of locating on the second and higher levels of the commercial buildings associated with the Rossdale Brewery.


9) For residential only buildings:

a) Single-detached housing, duplex housing and semi-detached housing shall comply with the Redevelopment Regulations of the RF3* District.

b) For all other housing types in residential only buildings:

i) The minimum front yard shall be 2.5 m (8.2 ft.)

ii) The minimum rear yard shall be 3 m (9.8 ft.).

iii) The Minimum Private Outdoor Amenity Area shall be 12 m2 (129.2 sq. ft.) per dwelling for dwellings any part of which is contained in the lowest storey and 6 m2 (64.6 sq. ft.) per dwelling for dwellings no part of which is contained in the lowest storey. Private outdoor amenity space at ground level shall not be provided in the front yard.

iv) The maximum residential density shall be 155 dwellings/ha (62.8 dwellings/acre).

10) Entries to dwellings at the first and second floor shall be directly accessible to the street.

11) Parking requirements for off-street vehicular accessory parking for all uses will be provided in accordance with the downtown parking requirements of Section 66A of the Land Use Bylaw.

12) Parking must be provided in a manner such that it is screened from adjacent streets.

13) Access to parking and loading areas should be via the lane but, where not feasible, established with minimum disruption to pedestrian use of the streets.

14) Roof tops shall be designed and oriented such that mechanical equipment is screened from view.

15) New housing in the form of apartment, row, linked and stacked row housing is the preferred housing form and will be encouraged over single detached, semi-detached and duplex housing.

Was invited to the Legislature last night to do some community consultation for the North/South Leg grounds redevelopment. Was very impressed at what they are trying to do to activate, animate, and give dignity to the grounds. Some things:

- Annex will be 'deconstructed' shortly after the Fed is done.
- Terrace will be removed longer term...(?)
- There will be a new war memorial where the annex was.
- Skate and potentially bike rentals along 99ave.
- Cafe + Fine dinning restaurant, out for RFP now.
- 80 seat theatre in the NEC of the fed to showcase movies, events, etc.
- Gallery on the main floor of the Fed for showcasing AB art from around the Province
- Intent of far more programming around the grounds at all times of the year.
- New wading pool for kids in front of the Leg that will be safer and easier to access.
- New fountain
- Hoping to better connect the grounds physically and visually from Downtown, Oliver/Grandin/Rossdale.

Edmonton economy churning out jobs, city official says

EDMONTON - Edmonton’s economy grew with great energy in the last year, the city’s chief economist said Thursday.

“The metropolitan area of Edmonton has generated more jobs than any other metropolitan area in the country — 44,900 jobs in the past 12 months,” said John Rose.

“And these aren’t greeters at Walmart; these aren’t people giving each other yoga classes. These are jobs in manufacturing, jobs in construction, jobs in transportation, jobs in professional services. We’ve actually seen part-time employment in the city shrink, so in fact we’ve had probably around 50, 55 thousand full-time jobs created, with a net gain of 44,900.”

Variety part of the mix in planned redevelopment of west Jasper Avenue

Demolition started this week on several commercial buildings, such as the former Skinny Legs and Cowgirls restaurant, along the block between 122nd and 123rd Streets on the north side of Jasper.

Developer John Day and his partners have been buying land in the area for years, including several houses along 122nd Street.

Development plans for the site are still a work in progress, but work will soon begin on a three-storey building at the corner of Jasper and 122nd Street that will house office space and the new main branch of Canadian Western Bank, scheduled to open in 2013.

“What’s going to happen on the rest of the block, we don’t have the other deals in place yet to announce anything at this point in time,” Day said.

“There will be a commercial development of three storeys on the rest of the site, so the plan is to have three storeys on all the frontage on Jasper Avenue and we are considering the possibility of building some residential suites up and above that. But we’re not starting that today.”

I agree. There is a window seat in the lounge at the courtyard Marriott with my name on it. $350 million dollar real estate transactions are very stressful

They've demo'd two houses and the commercial building on the corner for the project on 95th street & 114th ave... all fenced off for that 4 story apartment building. Will try to find the link
