That's correct, that was a condition that had previously provided a speedbump for this development, all sorted now.

Love this development! And the LED signage seems well placed imo. Nice and low for the Robson side to better interact with the street life, and nice and high / boastful on the Georgia side, playing perfectly into the perception of Georgia being our primary ceremonial / business street.

If Telus can put an LED sign on Georgia, does this mean the London Drugs may be able to do the same? Still think that is one of the best spots for such a sign downtown.

Are the boxes out over the street really going to be built? (are they approved by the city?)

Yes the office tower will have the protrusions, the residential ones were shot down earlier. The city wants them not to be just general office space though, and wants them to be more interesting ie staircase, gardens, something more animated then someones office.

Cool, I like the boxes, especially since they are put high enough that they dont block views of the mountains while driving down the road. Will be interesting to see how they treat the bottom, if it will be a glass extrusion or if there will be a slab at the bottom which would lend itself to a lighting/video feature.

Good to see the Kingston capitalizing on what would likely be downtime for their business, should be some great density infill.

The article seems to have a newer render with grey replacing some of the white and a more cohesive look overall.

Air rights are not that hard to receive. A good example is on Burrard at the Federal building.

There are quite a few differences between the image in the Globe and Mail article and the one posted a few months back (which is still featured on the front page of the Henriquez and Partners website). The below side-by-side shows the original rendering at left compared to the new render at right. A few things to note include: simplified (cheapened?) sculptural canopy on Georgia; modified podium behind it; possibly larger louvers (solar panels?) on the roof; larger sky box that wraps around the corner of the office tower; removal of the 'future' rooftop expansion on the existing building.

Overall, it is greyer as you have noted. I wonder if this is due to a change in glass and colour scheme or meant to suggest a more typical gloomier day? I'd personally like to see the sculptural canopy be the featured element in the design with the rest of the building more or less receding behind it, since there is already so much competing for the viewer's attention.

I like the updated renders much better. Still not my favourite project in the city but at least its progressing in the right direction.

And the good thing is the large screen is directly primarily towards office towers and hotels. Hopefully we don't get more of the regular moaning and groaning.

It is interesting to note that Henriquez believes that only two of the many proposed downtown office developments will actually proceed in the near future (Telus Garden being one of them).

I had the impression that both 745 Thurlow and 1021 West Hastings were both definitely going ahead almost immediately.

I caught that too, I don't think he has any insider information beyond others in the industry. I re-read it and it sounds like he is he is just speculating like the rest of us.

We know 745 Thurlow is definitely going ahead, because they signed major tenants (MacCarthy's , SNC Lavalin). I would be really surprised if 1021 West Hastings didn't go ahead given the unique position they offer (8000sq ft floor plate, killer views).

Credit Suisse and the Howe street tower are more dicey, I think.

You guys are likely right, those two are more than likely going to go ahead. If you were to ask me I'd say 3 are going to hit this cycle and barring a major eonomic uptick or unforseen tenant relocation the remaining 3+ will be relegated to future cycles.

Don't know why Henriquez would say only two as he is clearly going to be tapped into the market. Maybe he just forgot about Oxford's spec building?
