Rumor (unsubstantiated) says Nordstrom has done a deal. Can't say where or when, but it should be a full size one.

I wouldn't be surprised if there were two locations in the lower mainland within 3yrs.

I have heard some big rumours too about Nordstrom, but I am pretty sure there is some truth behind them. Apparently according to my leasing agent friend Nordstrom tried to lease the entire HMV/Old Library Building as it is 130,000sqft in total and was the perfect size and location, but had run into trouble with the Bay, which was trying to prevent them from getting hold of the space. Now i don't know why the bay would do that unless they wanted to open a standalone topshop in that space whilst blocking Nordstrom from getting the best space in the city. But who know Nordstrom may have reached an agreement now for the space.

I can confirm that this is not true at least for the downtown store. They may have signed a deal for a second store outside of the core (which I think is unlikely), but they still have not yet secured a downtown space.

Vancouver is a toss up whether it will get two or one stores. The city is on the cusp of being a two dept store market, but it isnt quite there. If Nordstrom can find a second slightly smaller location outside of Vancouver proper (ie Richmond Centre or Metrotown they might go for two, otherwise they will run with one large downtown store and supplement it with rack locations throughout the metro.

Very sneaky. Well like I said I can confirm it isn't for downtown... sounds like they may have secured something smaller in the burbs, which would be great. Their downtown store is likely a few years off at the earliest so if they can find something to get going with in the mean time that would be a bonus for all involved.

Thanks for the info.

There is talk of a large lifestyle mall on the South end of Sea Island, not sure it'd be the ideal location for Nordstroms, probably more along the lines of a Marshalls.

Could be at Tsawwassen Mills (in the enclosed mall phase).

It would be unfortunate if it were at Park Royal, since that could "replace" a downtown store in the near term due to proximity.

Seems silly to get such a great high-profile locale for a TopShop... but maybe they could move The Room there? But what do I know...

Rumour has it this will be a high-end outlet centre; I don't think there will be an anchor, nor a Nordstroms.

Nordstroms will not replace a downtown location with Park Royal. They are entirely committed to a downtown flagship and are looking to get downtown asap.

The Bay is trying to block Nordstroms in any space, not necessarily because they want the space for themselves. Nordstroms will be very strong competition to them, especially downtown, so the Bay will do anything in its power to make it difficult for Nordstroms to set up shop.

Yes, it's on the east side of the Dinsmore bridge. This plan was being discussed back in 2008. There was some pre-loading that began in 2009 or 2010 on a part of the site.

How are they actually able to do this? Exerting pressure on landlords?

I don't think the store will be in a suburb. I have heard some new rumblings yesterday that Nordstrom will launch with the new expansion of Oakridge Centre and will go apparently where safeway is. Oakridge centre has apparently started relocating some retailers and negotiating their new leases.

The Bay has some incredible leases which are a relic of the past where securing a large anchor was a very one sided negotiation where landlords were at the mercy of the retailers. They vary from location to location but often include covenants limiting the types of stores (ie large competing department stores) a landlord can bring in, and other clauses increasing their control over the properties.

That would be typical of some of the appalling planning in Richmond. Stick it in an area with little transit, very few adjacent residents and on a single access, already congested roadway. Riverport Part Deux! Though in ths case I guess YVR would be to blame.
