Yep.

Urban Design 101 right there. Sadly and frustratingly this has still yet to become the norm in new subdivisions within Canada. As we begin to pay more attention to the benefits of urban design I think this will become standard but as of now it's still rare.

That being said, they look great. That being said....we still have a long ways to go with respect to building complete neighbourhoods. I think this is a step in the right direction but Harbour Landing still lacks in other aspects (walkability, mix of uses, density, built form of our commercial lands).

Anyone know anything about the $10 million condo on Blackfoot Drive mentioned in the Leaderpost article on building permits?

Just that it will be on the only remaining lot on Blackfoot. The lot is right behind (SE of) the Park Centre office building on Wascana Parkway. The condo will back on to Wascana Parkway and many of the units should have a view of the Park and Lake.

It was supposed to be walkable, but clearly is not. There are few direct accesses to parks and walking paths from most streets. I think developers still feel that buyers prefer security and privacy over walkability.

You are likely correct - but I don't believe that good urban design and the principles that go into making a great neighbourhood should be left up to the market. The market has created poor cities across North America for the past 60 years, it's clear that clear municipal policies are going to create great communities.

The idea that a neighbourhood can't be private and secure if you have pedestrians goes against every theory in planning. More people on the street equates to safer streets. (not saying this directly to you Stormer but instead to people who in fact believe this)

These new units are well over 1 km walking distance to the Walmart. Just like the rental units north of Jim Cairns Blvd. Having the density that far from the retail centre is unfortunate.

Though the form is getting much better, putting in a street/alley grid within the neighbourhood would help too. I got the impression that it was a very long block. Getting to your backyard neighbour could be a long walk.

I've heard three times in the last 12 hours that LuLu Lemon is opening in the cornwall. One of the people who said this is a security guard at the cornwall. I know.....solid source right :s

Anyone else hearing about this?

That would be great news. Need more destination retailers in the downtown.

Would look great in the outside CRU where EB games currently is.

It usually means they have signed an conditional offer to lease and the conditions have not yet been net.

Hey that would be great! Then we would only need Banana Republic, Club Monaco, Guess Jeans, Mexx, H & M etc etc to open shop and we'll have officially made big city status!!

It probably refers to Havard tower 3 plus the 4 story one on Albert Street (which seems to be moving slowly), the 16 story one on Rose street and the recently announced new building for the SUMA head quarters (4 story one by the bus depot).

Anyone heard more news on the Safeway on 13th Ave. in Cathedral? I know there was a public forum about it, but that's all I know. I'm hoping they keep the current one. I'm not a fan of strip malls, but that old Safeway is kind of "retro" now and looks somewhat cool. It is better then the big box, bland looking replacement.

City Square Update

The Communications department at City Hall just issued this press release:

Media are invited to tour the 12th Avenue City Square plaza and receive an important update on the project Friday (Nov. 4) at 10 a.m.

Director of Development Engineering, Kelly Wyatt, will lead the tour.

Yes I agree! Plus Lulu lemon shops usually offer yoga classes that spot would enable it to have classes later than mall hours would permit.

That EB space is a gem. The right tenant in there would go wonders for it.

Either a Starbucks or a retail shop like Lulu Lemon or American Apparel or something along those lines.

I would say in the next 2 years you will see a Starbucks downtown.
