Nowadays, you have electrical conduits, data wiring, and water piping running through the plenum (the space between the drop ceilings and the actual floor above). But the biggest objects that take up residence within the plenum are the HVAC ducts which supply fresh conditioned air into rooms and bring away the exhaust air. You also need a certain amount of space for proper occupancy headroom (I would say anywhere from 8-10 feet is minimum), so it's no surprise that the height between the ceiling and floors is going up.
