Hey, if this sounds negative it is not directed at you...

"They" didn't preserve anything. It was a long battle between land owners on that block to make sure those three building remained, and the larger development could be built. A few smaller not so old building were lost. They building weren't significant. But two businesses were. It started a hugh battle in town over " iconic businesses". you can look up the details. Lots of hard feelings in town around it.

I like the top of hyatt place it looks kewl. The rendering of the marriott I like it.

If the facade looks anything like the new marriott marquis in DC I could live and they are going to keep the building that is already there.

I'm excited for these hotel projects. Having them built will add some much needed filler to Austin's evolving skyline, which looks very crest-and-trough right now because of all the taller towers that went up with little infill by the end of the last decade. They'll leave the skyline well-stocked and multi-dimensional, so that as the economy rebounds, it'll be ready to take on more taller towers. We love those

There's going to be some nice density added to that area. This hotel will go up between 301 Congress and One Congress and across the street from The Austonian. East of 301 Congress there is a new residential tower planned (225 feet) from what I remember. And then of course the 17-story Hyatt Place which should be around 180/190 feet tall or so. That building will be a block east of this hotel. So there will be three new buildings very close together. There's also the existing Hampton Inn & Suites that is next to the site for the Hyatt Place. I did a mockup model of these new buildings in my Lego model of downtown, and the density is pretty intense. Even without the taller height it'll be pretty impressive the amount of bulk this will add to that area.

can we see your model if you have any pictures? Would be nice to have who was it, Mopacs, Or priller, draw a little rendering of the area just to get a general idea what it would look like.

BTW, is there anything planned for the two or three lots that are right behind the Austonian, on 3rd St? If these lots were to get filled up.... that area would be in serious business!

I don't think there's anything planned or in the works. It would be nice if something did end up there. I'm curious what the height restrictions would be.. if any.

I wonder what type of project will end up in that spot... With Austonian so close, I doubt it would be a supertall.

There are several buildings planned for that area, and already a few residential ones around there. There's another 200 foot hotel (the 1 Hotel) at 5th & Colorado.

I understand the noise issue. What I wish is we could have good mixed use development there. Have ground floor retail, topped with disguised parking, and then have office space above that, and then either hotel space or residential space. By time you get to the hotel or residential levels you'd be nearly 250 feet above street level. That should be enough height to get the residential units above the noise level.

It's been mentioned before - and just like most other projects these days, the last mention of it was over a year or so ago. Things seem to be heating up around here, and it's not just the weather!
