It could be a fascinating precedent for the eventual need to renew our huge but aging stock of low-rise rental apartment buildings.
Yeah, I remember walking my dogs when the re-zoning application board was up. Its basically a 3 story extension over the old parking area. Not sure if it will be rentals again or condo's. was neat looking at all the old framing once they gutted it.

I've always wondered how the city would recycle the old rental stock as well.

Once Kingsway gets the streetcars and more retail with pedestrian focus its going to be a great street.

Yes it's the Wally's site beleive I posted it futher back in this thread (Don't think I created a thread for it). There are a few other proposals in the pipeline now that the Norquay Village plan was approved. We should see them come to light very shortly.
The Canadian Tire site was recently put on the market and is envisioned to hold a couple of 14 storey towers. The Purdy's site will eventually see something very similar to that as well. The main piece will be the 2400 site which the PEF owns.
Do not expect a streetcar though, I don't know why people keep spreading that, there is no substance to that rumour besides some ubc students created a presentation showing one in Bby along Kingsway. The only transit item that is probable and has been mentioned is a new express line along Kingway to Main St which would stop along all the nodes and serving an important corridor while also relieving some exisiting pressure on the Expo lin.

I thought I heard the city say that all development along Kingsway would be stepped back to accommodate widening the street for a street car line. Something like what was done at King Edward Village.

It's not in the plans. There are very wide sidewalk setbacks of 24-40" called for on the major projects but it's strictly for pedestrian realm improvement and not for a streetcar.

Speaking of Kingsway, here's a couple drive-by update photos:

Trio, which is at Kingsway and Commercial street. The address for it is actually 4338 Commercial street and the site has been cleared and ready for action

and this is Kingwood Villa on the 1200 block of Kingsway:

Love Q... their sales centre (1st go round) was awesome.

Social is indeed great, but the main entrance — —.
