Thanks, not quite as high as I thought it would be, but still decent.

The area would need much better transit, the whole development is huge, and being serviced by only the 100

Thanks for posting you guys.

SFU, congrats on Ryerson.

Not keen on the "top-heavy" look of Spruce.

Just realized that both District and 700 West 8th have a similar "double tower connected by podium" massing to them. Both are coming along well.

That sweeping curtain wall on Broadway Tech Centre should look great when looking south on Renfrew from Broadway.

Century on Fraser, the portion fronting Fraser is nearing completion but the rear parts are still very much under construction. I didn't feel like getting out of my car to take pics of that, though...

Thanks Vanman. I appreciate that a lot.

Thanks for the River District render. That illustrates all three or four phases of the project and about twenty years worth of development.

Thanks Officedweller.

I agree, too, about Spruce looking top heavy. I imagine the effect will be reduced when the balcony railings are added. That should help fill out the building whereas right now the balconies appear to cut back into the building while the penthouse does not.

Thanks for the photo of Century, entheosfog. I think it turned out pretty good and will hopefully catalyze additional change in that part of the city.

I saw a crew drilling a hole in the parking lot to the north of the shopping centre with the Ridge theatre at 16th & Arbutus. I'm guessing it was soil testing, so there must have been a gas station there years ago.

The Meinhardt's grocery vacated a while ago and was kind of an anchor tenant, it's been empty ever since except for elections Canada temporarily moving in. I wouldn't be surprised to see a redevelopment

The place has been on/off the market for years or at least that was the rumour, Leonard Schein was always saying the sky was falling on the theatre he leased there.

Having a bit of geotechnical experience, I think it sounds like they were doing test holes to determine the soil stratigraphy, ie recording the depths of different layers of soil. They could very well be testing the soil for any traces of gasoline back in the lab, but usually it's just to determine the depth at which suitable soil is located for proposed foundations. In Vancouver, suitable soil is relatively close to the surface compared to Richmond or Surrey.

Anyhoos I digress. Nevertheless this is news of progress so

Damn. With the varied experience we have around here in development interests, we could all practically start our own development company. The sexiest, most affordable, most profitable, most livable, best built housing in the world.

It was for sale a couple months ago. Whoever buys it will likely pursue redevelopment .

Vancouver to get new Ronald McDonald House

Vancouver Sun April 28, 2011 11:07 AM

Clark announced that the provincial government's contributuion to the $26.75 million project, to be located on the hospital grounds, will be $13.375 million.

The rest is expected to be raised through private fund-raising, according to Chris Olsen, Clark's press secretary.

The new Ronald McDonald House will be able to accommodate approximately 2,200 families a year and up to 60 families at one time, the provincial government said in a news release.

Karma at 39th, that is LedMac's rental project correct? The replacement rental units from the demolition on the Century site?

edit: Nevermind, it is. Website here for anyone who wants more info: http://www.ledmac.com/karma/

Those Fraser projects are outstanding. There really has been a major change in the quality of new buildings going up in East Van.

Social is essentially done and already fits very well into the neighbourhood, especially now that the street trees are in bloom and the landscaping/sidewalks are complete.

A sign for a nice benign piece of infill at 8th and Prince Edward. 5 homes on the site of what looks like a pre-war duplex represents a second round of intensification.

Uptown.

Taken by SFUVancouver, May 3rd 2011.

This is an interesting project I spotted. It's at 14th and Prince Edward and it appears as if the original 1960s or 70s rental building is having an additional storey added and a new exterior put on. I looked up the address in Google Street View and, sure enough, its a standard Vancouver three storey rental building. Anyone know something more concrete about this project? It could be a fascinating precedent for the eventual need to renew our huge but aging stock of low-rise rental apartment buildings.

Broadway and Woodland infill.

That mystery infill happens to be Fairview Green, a 9-unit townhouse development. Prices are pretty steep, starting at $1.3M. http://www.fairviewgreen.ca/

Great update by the way!
