Work has started on Pinnacle's 2nd site and work looks to be starting soon for WCFC.

Maynards is at Grade on most of the site and starting work to form the 2nd floor's floor. same for James!

Come this time next year when James and Maynards are topped out (hopefully) and WCFC, Opsal and PFC2 are out of the ground, this area is going to look a lot different. Definitely excited to hear WCFC is starting soon.

Rendering - James Roof

I came across a rendering of The James' roof, which looks pretty cool--a little like the house on top of Mt. Rushmore in "North by Northwest."

Looks like they're planning Community Gardens, Barbecue, lounge/observation pavilion. I'd put a gym up there too, it would be a killer view from a treadmill in either direction.

Nice update SFU. Thanks!

Can someone please define supportive housing in the context of the SEFC area?

I've read everything from "it's housing for the elderly" and "it's housing for emergency workers" to "it's housing crack addicts and the clinically insane" and "it's going to ruin the value of the luxury apartments around the OV". I guess with "14 sites" they could all be true, but it seems that there has been a lot of rumor and mis-/dis-information on this subject and I'd like to get some facts and commentary from the esteemed and knowledgeable folks on this forum.

^I don't have a strict definition for you but I do know that there is the following in the OV:
  • Senior's Housing - One building - Net Zero (has all the solar panels on the roof)
  • Social Housing - Not for "Crack Addicts" but merely people that need a little help financially (to my understanding)
  • City Working Housing - a certain number of units were available for City Workers, but this program has not panned out as the city intentioned, I think these units have been repurposed as general rentals... don't quote me...
  • Market Value Rentals - additionally some units originally intended for sale have been rented out on a "market price" basis, some were rented by Millennium and others rented out by CoV/E&Y

NOTE :: One of the "14 sites", which to my understanding are for more at-risk individuals, is about 2 blocks SE of the far SE corner of the Village on Main and 1st. Not "in" the village.

The more I see of these mid-rise projects the harder it is to distinguish one project from another. I think Opsal Steel will stand out because of its height. The triangular site/hinge site tower will stand out because of its skybridge, as will the one on Main/Quebec (by Onni?).

It would be nice to see more use of colour or materials to better distinguish the buildings from one another.

Yep it is, I see they have dumbed it down substantially since I was working on the project a few years ago. Not surprised, the design was very expensive.

Translink has their property out on the market now, it's a pretty large block, a little surprised they didn't divide it up into 2 or 3 to try and increase the amount of developers that could afford to purchase. The timing is less then ideal too and waiting just 6 months might've been worth the wait.
