^The signs are kitty corner, but completely unrelated. James is on the West side of SEFC and under construction. The parcel for sale is on the far NE corner of SEFC.


^This pic is just marketing at this point. In the SALT Building, which this paper is up at, is supposed to be an MJG Brew Pub and a coffee shop and maybe more, though there hasn't been much info about that lately.

The SALT building is basically empty at this point. Rennie just through up the paper in the windows to make it seem like it's "Coming Soon". There's been a few functions held since the paper was put up and they just rip it down, have the function, and then put it back up.

if urban fare isn't going in will they pull the signage down? like the permanent signage they have up - they have signage at the parking that says Urban fare...

Most of it's gone at this point. Legacy stickers over most of the signs. Still at least one building mounted sign.

Are there any retail spaces planned in the developments that abut 2nd Avenue (e.g. Pinnacle and forthcoming Opsal, etc. )?

yes for Opsal .. pretty cool ones inside the old heritage building in fact

No for Pinnacle FC1 (West 2nd at Crowe), Yes for Pinnacle FC2 (West 2nd at Manitoba).

Maynards Block will have retail on the ground floor of the heritage building as well as some retail in the oval mid-rise tower at the corner of 2nd and Cambie which wraps around for part of the wide sidewalk that heads north towards the water. The width of the sidewalks on the east side of Cambie will continue down to the water for the developments north of 2nd Ave.

As for retail fronting 2nd Avenue, with the exception of Pinnacle Living False Creek #1 (the nearly completed one) I understand the plan is to have retail fronting onto 2nd for all of the new buildings. I'm really not sure how the Pinnacle project managed to avoid a retail component. My hunch is that the townhouses at grade on 2nd Avenue are zoned live-work and the desire is that they will function like many of the townhouses in The Canadian on Hornby Street at Helmckin downtown or many of the ground-based dwellings in the loft-land district just east of Main. In practice I highly doubt they will, especially since they are shaping up to have an entirely residential character instead of a pseduo-commercial expression like many of the lofts in loft-land.

Thanks for the responses on the retail question. I too am surprised by the Pinnacle on Crowe not having any retail; the live work loft things don't make so much sense to me there but I guess they made sense to the developer and the city.

I am glad to see that rest of the developments on 2nd will have some shops.

It makes sense for the developer's wallets, and not much else. Pinnacle is a pure evil.

I'm ALWAYS amazed at how well their projects do consider the sub-standard architecture, suite floorplans, finishes, and especially the 90's marketing!

a restaurant has leased the space in community centre - it won't open until - get this - late 2012!! why so long ugh

It was announced a couple of months back it's the same guys that have other restaurants with the Parks board. The reason it won't open anytime soon is the same reason the other retails stores haven't, lack of customers.
