great news to hear about all the new development happening in saskatoon, anyone seen whats happening over right by the Capri?? green fences, and Qourex construction seems to be working there, does this have anything to do with that proposal they had a little while ago, about a 9 storey addition??

It's great to hear that this project is starting on spec in early 2011. This is a great show of confidence in the downtown office market, and the direction the River Landing area is heading in. Now if only 2seven5 could get going my wish list would be almost complete!

The article mentions that they "may have room for retail on the main floor." OK, but I would so prefer the first floor to be exclusively reserved for retail uses, this is pedestrian-oriented River Landing after all. And any shops, restaurants, or lounges in that space could really benefit from what's going to be there in a few years time: a hotel, condo, and offices across the street (Parcel Y), Persephone and the AGS next door, and the Galaxy cinema up the block. Too bad the DCD1 zoning doesn't include such requirements for active uses on the main floor?

The article also mentions Tonko's property beside the Galaxy, and that the company has "two or three plans" for it - retail or more office space. I doubt we'll see anything there for a while yet though.

I agree about this being a pedestrian oriented space. It would be a shame for any new building in Saskatoon to be exclusively office. It really just creates a desert when walking. People like to be engaged and walking be a two story lobby will not do that. I wonder what's going on with the other proposed office tower?

Is this what they're talking about? Or is this a different project? In the article it mentions directly north of the Remai Arts building, isn't that the parking lot in this photo?

Yes, Quorex has mobilized on site for the Lighthouse Supported Living project. It will be immediately adjacent to the Capri and, if the budget permits, will be constructed as a 9 storey building. Lighthouse/Sask housing have a pretty strict budget, so the project may be scaled back if the $$$ don't allow for the building to be completed as envisioned.

My guess is the main floor development will be determined by whoever is able to bring the highest paying, stable tenant to the premises. Restaurants are nice, but don't have the greatest track record of longevity.

There's a nice piece of dirt at the N-E corner of Airport Drive and 45th. Areva was looking at building a new head office on that property prior to the world economy going in the crapper in Fall 2008.

I drove by that site with the crane next to Market Mall a couple days ago to check out the progress. Three (maybe 4) elevator shafts are currently under construction. One is at 11 floors, another at 7 or 8, one at 5-6. All three are on the south side, evenly distributed across the site. Maybe this mystery development is the two tower development mentioned a year or so ago.

I have to say I feel like this building is almost out of place in Saskatoon. All the office buildings in this style are always at innovation place. It's fantastic to see that this architectural style is breaking through and prevailing.

wow!! with all the new developments, and ones in planing, and as well as the ones being thought about, this city is really set to be in a massive boom, these are now gonna become great times for saskatoon, and the rest of saskatchewan, also would love to see proposal developments for the north downtown, just like what the south is having right now

I would like to see the university spear head a development here. They understand traditional style more then any other organization in the city so they would be a good candidate in reviving and expanding the warehouse district. It would be really cool to see mid rise developments (5-8) stories line the roads in the traditional warehouse style. The bottoms would be loaded with little shops, cafes and clubs. Unique public gathering points could be created to really promote a loop of pedestrianism around the area. Like the blog entry I submitted, I think it would be interesting to toss around the idea of a massive park, but just not grass, something representing the birch groves south of the city mixed with major urban agriculture would be cool. Then perhaps this greening could funnel down Idylwyld to connect the space to the river. Vintage lighting, unique tree grates and interesting power/mail boxes could also be implemented to further reinforce the heritage feel of this area. I think it should primarily be residential and retail with smaller companies in it, as well as a satellite campus for the U of S.

haha love how that little arch is still in the renderings for the new building, i bet the designers and architects didn't know what to do with such a random thing infront of the building....what a silly design element they added to river landing a little while ago
