the Marpole Safeway site has been downsized. Should be pretty acceptable to the community in it's new form

Quote:
Residents of Marpole like the changes to a proposed redevelopment of the Safeway on Granville Street near West 70th Avenue. But the form of the commercial and residential development still isn't what some of them want.

Following feedback from the city and an open house in September, Henriquez Partners Architects has reduced a proposed 24-storey residential tower to 16 storeys, a nine-storey building to seven storeys. A 14-storey building will remain the same height. Three hundred and fifty-seven new dwelling units will be built between the three buildings, 31 of them rental units, down from a previously proposed 172.
.........
Gregory Henriquez said his firm has responded by adding pocket parks to the street that parallels Granville, a green wall along the lane that bisects the development, trees on roofs and garden plots. A new Safeway is to be built closer to Granville.

He said Henriquez Partners addressed traffic concerns by proposing a signalized intersection mid block so cars don't have to turn left onto 70th and then left on Granville when they're heading north. Vehicles could turn directly onto Granville and pedestrians would have a marked crosswalk.

....................

The next community open house runs Dec. 7, 4 to 7 p.m. at Marpole Place, 1305 West 70th Ave. Henriquez is scheduled to make a presentation at 6 p.m.

172 rental units down to 31. That's hilarious. Just like Marine Gateway. I guess the residents don't give a — but I'd be pretty disappointed if I were the city.

Wow! I think property owners should be given less say.

172 down to 31 is ridiculous. If you want to densify, allow densification.

This council should really either be green or not. The current greenwashing is absurd. This is just another example of it.

I read "building heights and scale" as the main concern, a little bit about upgrading the community centre, library, and traffic. I must say I'd have to agree that a 24 storey building is a little too tall for that area. How high are you guys willing to go?

The following point kinda nullifies the thinking that everyone is against higher density...

"She'd like the architect and developer to try to achieve the building density they need with housing that's fewer than six storeys." <<< That's what I'd prefer to see - not a few random towers here and there, but a lot more buildings in the 6 storey range.

The 31 refers to the rental units which is still a vast improvement over what is there now. The development is still calling for 357units in total, hundreds and hundreds more then are there now. The adjusted proposal is still very much in line with city desires, and much more in line with neighbours desires.

26-storey building proposed at Kingsway and Broadway

By LAURA BAZIUK, QMI AGENCY

Mount Pleasant residents are worried a proposed new high-rise will rob the neighbourhood of its small-town feel.

Vancouver-based Rize Alliance Properties Ltd. has applied to rezone the lot at Kingsway and Watson Street for commercial, retail and residential use. It plans to build a 26-storey building at the site.

Residents are concerned the tower, proposed at such a distinctive location, could overwhelm the neighbourhood’s suburban vibe, made up of many parks, funky restaurants and heritage sites.

The project proposes 62 rental units, to be considered under the City of Vancouver’s Short Term Initiatives Rental Housing program, and 206 market condos.

A plus for artists, 10,000 square feet of floor space would be set aside to showcase local creations – making up for artist studios lost at the site during a fire late last year.

Anthony Crosfield, owner of Mine StyleSource on East Broadway, agreed the area was ripe for growth, but said 26 storeys may be excessive. The highest buildings on Main Street currently range from 10 to 12 storeys.

“I just hope [they] keep a certain level of integrity to maintain a sense of community,” Crosfield said. “Don’t ‘Yaletown’ the neighbourhood.”

Rize president Will Lin said Mount Pleasant was growing fast and there’s pressure to build more housing. In five to 10 years, the 26-storey structure won’t be the only one, he added.

On Nov. 18, city council approved the Mount Pleasant Community Plan with the main goals being more affordable housing, revitalized shopping districts and larger site development, all the while preserving the area’s “hilltown” character.

Its weird that construction on 33rd and Main and 3333 Main are proceeding fairly quickly, but the development at 31st and Main (where the car landed in the pit) is going much slower.

Does anyone know what exactly is happening there? I assume a 4 storey C2 type building but haven't seen any marketing or construction info for it at all.

The lack of marketing or info is surprising, especially since 33rd and Main seems almost sold out:
