Good questions. One of the reasons I support Nenshi is that compared to the others, he is very accessible, so I would recommend you ask him yourself. The more concerns we raise to him, and the more of us that do it, the more likely his policies are going to work. Also, if he is mayor, he has City Council and his supporters such as us to make sure he doesn't screw up, so you can't assume he will be able to cross the line so easily. He is, when compared to the others, more accountable and likely to listen. I fully intend to question him (more thoroughly than I already have) about how he plans to do things. Since it's almost election and he is horribly busy (and I am horribly busy) I will have to wait until afterward.

One of the things I never liked about Dianne Colley-Urquhart is when she was trying to stop developers from building on the Shawnee Slopes golf course. If you look at some of the donations to the various campaigns, one can now see Geo-Energy (the company that bought the golf course) giving political donations.

Dianne Colley-Urquhart is anti-development. I strongly think that both private people and companies should be allowed to do what is in their best interest (within reason).

Actual took some time to read some of the comment sections about the mayor race on the sun, ctv websites, but I was.

Nenshi is gaining more and more firm supporters. At least a few people were commenting how they went from being Mciver supporters initially, to a higgins supporter, before deciding that Nenshi is their number 1 choice for mayor.

It seems those who are still supporting Mciver/higgins are going out on a whim, while those who are doing their research are supporting Nenshi.

Mcivor already has had 66 development company's fund his campaign as of oct 3rd, 2010. I have read also that this is a big election for developers and they are pouring money into Candidates that will benefit them most to defeat any potential candidate they perceive as a threat.


With all this money pouring in Mcivor owes these single family suburban builders favors over his course of being mayor if elected. He along with the development industry will work together to find loopholes to huge proects such as Planit

Calgary still has the highest development levies for suburban development in Canada as a percentage of household costs and in absolute numbers.


$10,000 * 10,000units/year=$100,000,000/year in subsidies. I'm pretty sure that money could be used elsewhere. If people are so worried about increased property taxes then don't vote Dr. No, vote Nenshi.


This could be a big turning point for Calgary. The Calgary region could easily grow by another 300,000+ people over the next decade and could look like a very different, interesting place if planned out properly rather than keeping with the status quo.

@Bigtime - I can tell you that there are a lot of voters down in Ward 13 who are really upset with Diane and this will really help to sway them to not vote for Ric as well.

@Radley77 - Being someone from the ward, with my parents right near the golf course, Diane seems more ambiguous than that. She's an aenigma, and nobody knows what she stands for anymore. People like my parents are dead-set against the development, want her out, and are voting for the more openly "preserve community integrity" candidate instead.

This work, which is scheduled to be undertaken in 2010 at an estimated value of $ 10.5 million, will provide a new alternative road connection between McKnight Blvd. and Country Hills Blvd.

The Authority will continue on-schedule with the Airport Development Project (ADP), comprised of the new International Concourse and the 4th Runway. Preliminary construction works for the ADP are already underway and major excavation and grading will commence in January 2011. The ADP will provide 10.5 million hours of employment and is vital to the continued economic prosperity of Calgary.

First paragraph explains that only option left to City of Calgary is to build the tunnel after runway completion. The CAA has agreed they will no put up a building where the tunnel will be located or take other action that would preclude the tunnel being built.

That is the fact portion of my arguement.

The opinion portion of my arguement is that Tunnel supporters are hoping for a "Hail Mary pass" whereby the City forces the airport authority to delay runway construction while plans are reconfigured to construct the tunnel during runway construction.

I am also of the opinion thsat Nenshi all ready knows the Tunnel is past the point of no return. This is why Better Idea #4 includes the proposal to engage CAA and if the CAA will not cooperate, then move to replace the CAA board with puppets of City Council.

I still think though the YYC Airport authority doesn't answer to the city, if the city can get the airport tunnel funded "quickly" and i do emphasize quickly, that it would be bad form for the authority to not be flexible instead of giving the citizens of this city the middle finger.

Are not the airport authority board members Calgarians as well, and is not doing whats right in regards to the airport tunnel also in the best interest of the authority?

Again, not to bore everyone but I thought the issue deserved a response. It is clearly not as black and white as Cage previously indicated.

Good catch on IT-120R6.

Couple of counter points.
1) Changes to bring secondary suites up to provincial code (including a separate entrance, fire code improvements, set up for separate kitchen, etc.) would likely remove the "principle residence" option.
2) IT-120R6 was primarily designed such that principle residence did not get removed when some one rents out a bedroom. Example is a parent who lets their early 20s kid stay at home but charges $300 rent. In this instance no changes to the house need to occur and the rent is ancilliary to houshold.
3) IT-120R6 might not apply to a situation where the secondary suite alters the structure of the house through second kitchen and other facilities, separate entrance, additional parking spot, plus 10x10 outdoor ammenity space. The total square footage of the suite, ammenity space, and parking spot could approach 40% of property square footage, which could invalidate the ancilliary use provision of IT-120R6.
4) Interpretation bullitens are non binding on CRA and do not carry the same wieght as Income Tax Act and Regulations or Federal Tax Court cases.

In the past CRA has not gone after secondary suite homeowners (average Joes), however with the recent introduction of Secodnary Suite policies in Canada's major cities, I think its only a matter of time before a precedent settign case winds up at Federal Tax Court.

Rob Ford......wow. The downfall of toronto. Dont speak too soon......McIver has a very similar demeanor and he could very well be mayor as well. I guess Torontonians are tired of University Educated people running their city. Calgary seems like it is on the same path.

With housing affordability being an issue, I can't see if somehow CRA is able to track secondary suites, and is somehow able to calculate the marginal increase in capital gains the suite causes to the property, and that is ordered to start enforcing this at a bureaucratic level, that the Minister, cabinet, or Parliament wouldn't stop it. Now, they might issue guidelines on percentage of squarefootage or what not can still qualify as a secondary suite vs turning your house into a duplex, but come on.

Arguing that the policy is pointless because of a theoretical tax rule that isn't enforced on any legal suite in the entire country is pretty thin.
