We're getting assurances that Saskatonians will not be looking at a big hole in the ground three years from now where a major development is suppose to be.

That's what people living next a proposed Lake Placid development in Calgary have been doing. The City of Calgary recently ordered the developer to fill in an excavation hole when a project there failed to get off the ground after a three-year delay.

Saskatoon's River Landing project manager Sandi Shultz says the city's agreement with Lake Placid's Michael Lobsinger is specific.

"Before any construction can occur, Mr. Lobsinger has to provide proof from a financial institution or some other lender he has the finances in place to be able to provide the foundation," said Shultz.

That includes the underground parkade for the $200 million hotel and retail complex. The clock is still ticking on that deadline set back in June. If he meets that deadline, the title for the land will be handed over and the shovels hit the dirt.

"But he can not start construction until we are comfortable he has the finances in place," said Shultz.

Once the shovels hit the dirt, Lobsinger will have 18 months to complete the parkade.

Ugh! I really hope this thing gets going, kinda gettin worried that michael may not have the money, and this thing doomed, I just hope this is gonna go, kinda sounds promising, but who knows with these guys, scares me a bit, if built this thing will be awesome for saskatoon, it'll be an attraction and provide, leisure, and work for people, as for attraction, people from other parts of the country or the world will see that a small city has some thing unique. This has got to get built, it'll provide more oppurtunity in this city too.

Those elements shouldn't be hard to incorporate in any design:

This just means the building will reside on part of the parcel and something else, even a park or "plaza", maybe an attraction run by another company even, can reside on the other part of it.

Is this a sticking point? If there are to be parking spaces for the condo and hotel towers, one extra level or portion of, for the public, shouldn't be difficult to work into the existing parking facility.

I don't think the requirements are too stringent - we simply got one answer to the RFP. It incorporated all required elements in such a gorgeous design that many people got swept away with it.

On related topics:

I thought the reason LP's project in Calgary is stalled at the hole-in-the-ground stage was technical (high water table). No amount of financing is going to fix that problem - it requires a technical fix. As far as LP's Saskatoon development, I thought that was stalled at the hole-in-the-financing stage, just like it always has been.

Building's new look a Capitol idea
Former movie theatre receives new lease on life as downtown office space

The transformation of a downtown space to an office building from a movie theatre hasn't been an easy transition, but the team behind the challenging development is ready to show off its work.

An open house was held Wednesday at Capitol Centre -- former home to the Empire and Capitol 4 theatres -- at 216 First Ave. South.

Real estate broker Barry Stuart said even though the 31,000-square-foot space has been under construction for close to 24 months, the outcome is looking positive.

"It has taken longer than we expected, but it really is looking good," he said.

The broker, who is working with ICR Commercial Real Estate, said the open house was held to show the public and prospective tenants what the finished four-storey product will look like.

Stuart pointed to new, colourful artist renderings of the completed Capitol Centre, which were presented among the drywall-white and concrete-grey backdrop of the unfinished building.

"They like to have a sense of what the finished area is going to look like," he said of Saskatonians.

Some areas of the project, such as the fourth floor, are nearly ready to be handed over to tenants so they can work with site developer Mitchell Developments Ltd. to finish the space to their liking. Stuart said the common area on the main floor of the building will likely be complete in three to four months.

Interest in the office space has been strong, due in part, Stuart said, to the location of the building.

"You're in the heart of the core area and often professionals want a presence in the core, so our location is terrific. And, it's a unique space," he said.

Pointing to newly installed windows on the east wall of the structure and the view of the western sky out the opposite end of the building, Stuart said he hoped opening the site for a day would work to help the community understand the project.

"I think it just really helps paint the picture," he said.

so has everyone seen the release of the designs for the new victoria bridge? i still don't see no "signature" bridge in any of those sketches. kinda dissapointing. The cable supported bridge is ok if that is what it is suppose to be .....either way they will get to reuse the LED lights on any of those designs, so we will get some reuse out of the old bridge i guess.

i thought signature would mean something a little more expressive:

i know some of these are ped bridges but something along those lines would be great to see, there are also other interesting steel truss bridges around the world that have a little more flare to them other than just rebuilding the same bridge again. if thats the case just keep the one we have and fix it up.

I don't think these are final designs or anything, just quick sketches to visualize the different options. I hope they don't just go with the bland concrete bridge.

sasktel site

in regards to the sasktel parking site on 2nd ave i know that within the last year sasktel was ordered to get rid of all their "non core assets". this is the same reason that the saskatoon square is now for sale. sasktel was a 70% owner in this building along with some other tenants. although i do not have any inside knowledge that the site has been sold, it would not suprise me with having this ordered placed upon them. what i do know however is that sasktel is looking for office space out of the downtown to help serve customer better. parking is obviously a concern. In other news which is really not even that exciting, the capitol centre is asking $20 psf for their newly developed office, relatively low considering we will needs rates to be in the high $30s before any developer even thinks of pouring piles for a new building

The first sketch shown would look absolutely beautiful spanning the river. Would also accent the downtown really well.

Does anyone know if there was ever a final decision on where the Children's hospital is going? I really hope it ends up on campus, that would be fantastic, can't wait to see the renderings.

It's going on the north side of the Existing RUH, taking up part of the parkade area.

Better yet, I could create a poll -- Would you be in favor of a dedicated Traffic Bridge thread? -- in this thread to get feedback on whether or not we should start a new thread on replacing the Traffic Bridge (as an aside, a few months ago I contemplated adding a poll to the Saskatoon Construction thread that would change according to the topic being discussed in the thread...it does not have the permanence of a dedicated thread with accompanying poll, but some things in life are more suited to fleeting forms of engagement)...anyways, I am just being a hard ass, sort of

I think the replica will get the final nod. It is less costly than the 'signature bridge', and it retains the 'flavour' and symbolism of an early 20th Century structure that bridged three communities together.

Best Buy

I just got an email tonight... some of you may also have received it, but it's worth noting. I know it's not construction related, but it is one of our city's new businesses but the email does not jive with the Canadian site's return policy I looked up.

Here is the email followed by the Canadian return policy:
BEST BUY

If you purchase something from Wal-Mart, Sears, etc. And you return the item with the receipt, they will give you your money back if you paid cash, or credit your account if paid by plastic.

Well, I purchased a GPS for my car:
a Tom Tom XL.S from

'Best Buy'.

They have a policy that it must

be returned within 14 days for a refund!

So after 4 days I returned it in the original box with all the items in the box, with paper work and cords all wrapped in the plastic. Just as I received it, including the receipt.

I explained to the lady at the return desk I did not like the way it couldn't find store names.

The lady at the refund desk said, there is a 15% restock fee, for items returned. I said no one told me that.
I asked how much would that be. She said it goes by the price of the item.
It will be $45 for you.
I said, all you're going to do is walk over and place it back on the shelf then charge me $45 of my money for restocking? She said that's the store policy.
I said if more people were aware of it they would not buy anything here! If I bought a $2000 computer or TV and returned it I would be charged $300 restock fee? She said yes. 15%.

I said OK, just give me my money minus the restock fee.

She said, since the item is over $200 dollars, she can't give me my money back!

Corporate has to and they will mail you a check in 7 to ten days.! I said 'WHAT?'

It's my money! I paid in cash!
I want to buy a different brand..
Now I have to wait 7 to 10 days.
She said well, our policy is on the back of your receipt.

I said, do you read the front or back of your receipt? She said well, the front! I said so do I. I want to talk to the Manager!

So the manager comes over, I explained everything to him, and he said, well, sir they should have told you about the policy when you got the item. I said, no one has ever told me about the check refund or restock fee when I bought items from computers to TVs from Best Buy. The only thing they ever discussed was the worthless extended warranty program.
He said, well, I can give you corporate phone number.

I called corporate. The guy said, well, I'm not supposed to do this but I can give you a 45 dollar gift card and you can use it at Best Buy.

I told him if I bought something and returned it, you would charge me a restock fee on the item and then send me a check for the remaining 3 dollars.

You can keep your gift card, I'm never shopping in Best Buy ever again, and if I'd been smart, I would have charged the whole thing on my credit card! Then I would have canceled the transaction.

I would have gotten all my money back including your stupid fees! He didn't say a word!

I informed him that I was going to e-mail my friends and give them a heads-up on the store's policy, as they don't tell you about all the little caveats.

So please pass this on. It may save your friends from having a bad experience of shopping at Best Buy

It is true. If you return it unopened, you shouldn't have problems. But they most definitely do have a 15% restocking fee.

The funny part, is that they charge you a 15% restocking fee...and then sell it again as an "Open Box Item" at a 10% discount. So they actually make more money on something that has been bought, opened, returned, and resold than something they just sell once.

Maybe that explains why when my friend was buying a lap top from them, they had the same model in an "open box" for only $7 cheaper, which was certainly not 10%...

They're certainly greedy. But yeah it's not uncommon to see those little yellow "open item" tags and the discount is almost always 10% from what I've seen. Likely different for large items like laptops I guess.

$7 bucks. Haha. And they probably already mad $100 on that laptop just for being gracious and "returning" it.

that so crazy we had best buy in regina for years I been shopping there for a long time never remember them having that type of return plociy is this something new that they are doing thanks for letting us know I will forsure be more cautious when shopping there . I think its best went buying more expesnive items to review there return policy before buying the item and this is a other good example of that shame on best buy .
