If Saskatoon ever gets a theme park, I propose naming the roller coaster "Lake Placid"

That's the kind of stuff I was looking for. Those condo's look great! I love the terraced look for condos, especially on the riverbank it will and already does blend nicely. I'd like to see more of that style of development allong Sask Crescent... Or even Spadina for that matter.... I am sure there is density bylaws that forbid anything over 4 storeys around Spadina though.

The listing states that the property has no height restrictions. Maybe someone will build a mile-high skyscraper in Saskatoon after all. A nice sweet tall slender glass and steel marvel.

On a more realistic bent, doesn't Meewasin control building heights this close to the river?

Too bad they have made every condo a cookie cutter of every other one and just stacked them up like a layer cake. Not really ingenious or novel or new. The condos 2 and 3 doors south of this property have done the set-back condos better and more elegantly. Nice try but not enough to excite me. I expect more than mediocre on the riverbank especially so prominently located across from River Landing. Somethine like a miniature Lake Place could go there, at the the condo portion.

Oh, right. Isn't Meridian only reworking the facade of Modern Press/SaskTel? Their plan for next door is a distinct project (relatively). I don't think the buildings will have internal access to each other???

Nice find. For one reason or another, I always believed that land was publicly owned. That must be the last private lot.

A long term land lease for 50+ years at $282,610 per annum? So, sign a lease agreement, develop the land, then lose the building in 50+ years. We won't be seeing anything spectacular rising from that site.

Such a prominent location though.

Yeah, I think you're right milanboy. If not, they (MVA) would be pressured by some to do so. Quite frankly, I think at best we'll see a lame financial services building a la Edward Jones or Assante...ha

City frees vacant lots for gardens

Milton Taylor was sick of staring at dandelions.

The sprawling three-acres of city-owned land across from his photography business on Third Avenue North had long been an unsightly mess of weeds and litter. So, five years ago, as a test project, Taylor planted a small potato patch on a corner of the land at the edge of the north downtown in City Park, donating the 250 pounds of harvested potatoes to the Saskatoon Food Bank.

"I didn't get a lot, but I got something," Taylor said.

On Monday, city council, sitting as an executive committee, approved a plan to free up all vacant city-owned parcels of land -- estimated to be in the range of 150 lots citywide -- for food production by non-profit organizations with a mandate in food security, a policy that can be traced to Taylor's request.

Taylor will work with food bank volunteers to till, plant and harvest potatoes -- and potentially carrots, corn and beets -- from the site, which is actually a collection of 10 properties that were demolished to make way for the eventual widening of Third Avenue North.

Taylor's project will start next week if he is able to track down someone with a tractor to till the land. He estimates the three acres will be able to produce 60,000-plus pounds of potatoes by harvest time.

"As long as mother nature co-operates," Taylor said.

Paul Merriman, CEO of the Saskatoon Food Bank, said there is the potential to provide all of the potatoes required by the organization annually.

"It's huge for us to be able to do this," Merriman said. "It's not just writing a cheque, it's turning (the land) into something that's functional, that's going to look good, and something that gives back."

The urban agriculture movement is growing vigorously across the city with community-run gardens, rooftop and vacant lot gardening taking hold as residents look for ways to make use of undeveloped land. Urban agriculture has been an even larger undertaking in other cities, particularly those with weaker real estate markets, where food gardens are scattered through backyards, schoolyards and hundreds of vacant lots.

Saskatoon's new policy has the potential to clean up some of the unmaintained vacant sites in the city's core, said Paul Gauthier, the city's general manager of community services.

The policy mirrors the city's community gardening policy. Non-profit organizations essentially take over ownership of the land -- tilling, planting, maintaining, and harvesting -- on an annual licence agreement. The land must first undergo environmental testing to ensure it's safe for food production.

"Wherever there is interest, now the mechanism is there to accommodate the request," Gauthier said.

Council members expressed their support for the initiative at a meeting Monday, but said the city must aim in the long-term to develop the vacant lots.

"Then, they can still grow gardens in the back," said Mayor Don Atchison.

I still have my fingers crossed for LP and want to see this project materialize more then ANYTHING! I feel it's so vital for our south downtown and no other development will be this grand in scale. It would be the most fabulous addition to downtown Saskatoon since the Bess.

The Ehrenburg condo is uninspiring and dated in my opinion. To me terraced condo developments should have green space to allow for more urban agriculture, as well the lines of it are just retro looking, there is nothing newly modern or innovative about it. I'm pro density, but a neigh sayer for uninspiring architecture. The land that is being used for this project is PREMIUM! So we should have PREMIUM developments happening. I'm not saying make it like the ROM, but with a few simple adjustments this place could transform into a beautiful modernist haven.

As for the vacant lot, the potential for anything is there, but why do I get the feeling Remai will snap that up and build yet another condo that has less interest then my dogs sh*t. Hopefully someone will build some spectacular mixed use development, maybe some retail on the bottom, even a grocer and flower shop would be cool, then some offices about 5-8 stories up then the rest could be condos, 8-20-25, the whole building could be developed as gentle curving terraces which again will allow for that urban agriculture and will help soften the look of the other condo beside it and will help it fit in better with the low rise beside it.

URBAN AGRICULTURE!!! I LOVE IT! This is just the best thing ever that could happen to a city. It promotes community involvement and awareness and gets people thinking about their built environment. Really I think every city should assess their roof tops and see if the structure is able to hold a roof top garden, but an overflowing greenspace, not 2 trees and 5 rows of planters. It is the start of a new era of architecture. Sustainability not only for energy but for living (food and fitness) all in one building!

Until we get several highrises together, I'll be in the 'no high rise in out city' camp. I like a nice tall modern building but not crazy tall especially if it is the only one a la Monmontre Tower in Paris: eyesore.

Don't think they'll be one going up anytime soon anyway...so I will continue to enjoy my sunshine downtown.

Eco Village

I have word from Paul Hanley regarding the Eco Village by the Farmers Market:

'The ecovillage is coming close to achieving a land sale agreement with
the City for a site at River Landing. Once this is completed, at the
end of May, we will be looking at building the first stage of the
project, perhaps next spring.'

It also seems as if they are moving their office out of the Ideas Inc building though. Which I would not perceive as a good sign.

Either way I sure hope this goes along as planned.
Would be a great addition to the city and the Farmers Market area

I might be wrong but isn't this how Ideas Inc is supposed to work? A business starts up there using the organization and space as an incubator for their business idea. When they are ready to go out on their own because they are successful they leave the incubator nest and move out into the business world.

That is how I understood it as well. I think they can stay in the incubator for up to 3yrs.

The deadline for city council's final decision on whether to sell River Landing's anchor property to Lake Placid Developments or open it up to other developers has been pushed back to June.

Last month, council members instructed the city's administration to report back no later than May 25 on the sale of the south downtown land known as Parcel Y to Lake Placid, which has a partnership in place with local developer Karim Nasser's Victory Majors Investment Corp. to build the $200-million hotel-office-condo project.

But councillors still want certainty the megaproject can be completed, said Sandi Schultz, project manager with the city.


The city is now targeting the June 14 council meeting for a decision to sell the land to the partnership or move forward with the process to open it up for sale to other parties.

"There certainly has been progress but council has to be really comfortable with level of risk in moving forward," Schultz said.

The city is undertaking a due diligence process through an outside auditor to ensure the project is viable and has been receiving updates for the last several weeks. City officials are also waiting on Lake Placid and Victory Major to finalize their partnership, Schultz said.

"This is a partnership and there are two parties that are coming forward to be able to develop this project," she said. "There are some things they're working through with back and forth negotiation. Unfortunately, we're under this timeline microscope and negotiations take some new paths and they take time, but I don't think it's anything alarming or that would not normally happen through a negotiation process."

The process is still moving forward, Karim Nasser said Wednesday. The company has been following the city's requirements to put forth documentation through the due diligence process to satisfy council and the external auditor the project can be completed.

"We are still moving ahead, a little slowly, but we are moving forward," Nasser said. "We are getting there."

Council agreed in April to sell the land for no less than the original price of $4.8 million. Recent appraisals value the land at $11 million.

The due diligence process performed by the outside auditor involves looking at the financing strategy, a business plan, cost estimates and revenue projections, Schultz said.

Just thinking out loud here...Lobsinger owns the former Legion land outright. I wonder if he has a plan B for that lot if council ends up rejecting RLV.
