Mirrored panels seem to have been taken down from Phase I entrance. I assume it's some maintenance thing.

Now it's built I'm unlikely to take any more pix, but I have a Hudson Park set on Flickr with the various stages including completion. (You can also always click through on any photo I post and it will take you to Flickr.)

Phase I & Phase II entrances complete

The mirrored facings are finally up in the mirror-image Phase I and Phase II entrances, so the externals of Hudson Park are pretty much done.



I probably won't be taking more pics of the site, now that it's done.

Anyone can sell their units at any time, but if they sell them within the first year the property will be considered an investment and they will have to pay capital gains. Apparently, if you can prove that you intended to live in the condo or had to move for a particular reason, then you can avoid paying these taxes.

Generally you cant sell until the condo corp is formed.
CRA has become very strict on what they view as speculators, requiring them to pay full income taxes (rather than just the capital gains )

I love Hudson Park, but didn't realize that's what they demolished to build it. Looks like it was a rare example of Federalist architecture in Ottawa.

It was McEvoy - Shields funeral home. HP itself is built on the former parking lot. Whereas the parkette is located on the site of the former funeral home.

Thanks Norman! Now that you say it, it certainly does look like a funeral home.

Interesting how Charlesfort redeveloped this funeral home, and worked with Hulse, Playfair & McGarry years later on a proposal at their location on O'Connor (tower on stilts, but it never made it to the DevApps).

Hoping to see another Charlesfort development soon. Feel like they haven't done anything major since Merit, and last thing I remember them doing was the Putman (?) in Centretown, which was a bit of a disappointment.
