They are 3-4 floor buildings, the 4 storey office building is located on Albert street, I think on (or near) the location of the cinema that was demolished a few years ago. The second office building is where the bowling ally is near the pasqua hospital, I think we've known of this one for a while now. They did say that the office tower would be coming depending on the success of these office buildings, as in how quickly the space is filled.

Downtowns across North America are undergoing a revival as people seek solutions. Winnipeg-based firm Cohlmeyer Architecture has been hired to create a new people-friendly space on 12th Avenue as a first step to re-energize Regina's downtown.

After extensive consultation with stakeholders Cohlmeyer developed the following concepts. Work begins this spring and is expected to take 3 years.

I was at the Home Show on Sun. Mar.28th and I talked to a city of Regina employee at the city of Regina booth and I asked him if the new Plains development was still a go, and he told me the project was going back to city council for approval to increase the project from 19 to 25 stories and he thought demolition would start by late summer with construction to begin in the fall! I can't wait to see this project begin to rise at the corner of Albert and Victoria!! Also must say this is my first post and I can't tell you how much I love following all that is happening in our beautiful capital city!! Cheers!

That design for 1827 Albert Street is fantastic. This is so exciting, and most definitely what that corner needed. Wasn't there talk a long time ago that that lot was going to be another strip mall of some sort, with parking in front? So glad it is street front with underground parking! YIPEE!

I agree it is an appropriate design. It is dense in that it fills the whole lot. No visible parking. I am not sure what the active uses are on the main level, but it does not look like retail. The prior owners had intended a strip mall on the site which would have been innappropriate for downtown and now would not be approved with the new downtown plan.

It will be great to see an empty lot developed. We still have way too many.

There is definitely a need for this type of building as new major towers in the centre of downtown will have to charge $40+ per square foot to justify construction costs. This developer is talking low $20's. There is a market for that.

City workers have Lorne street blocked in front of the Central Library and have a fair bit of heavy equipment there. I assume they will be working on the City Square project.

I also noted that a number of small to midsized trees in Victoria Park along 12th are marked for removal. I always cringe when I see trees cut down in Regina, but they have a plan that makes sense and I am sure the final result will be a vast impovement. They are seeking to open up the North end of the Park to the new plaza to built on 12th.

I saw that they had it blocked off this morning as well. I also hope that they don't cut down the trees but perhaps transplant them into Wascana Park. I like the rendering and I love spending time downtown. I hope that this really does spruce up the core. O'hans, Beer Bros. and Rooftop Are great hang-outs but I think we need quite a few more.

I suspect they won't be cutting them down, they'll probably be moving them. They did that at the university when they build the new residences. At least I hope that's what they're doing.

The Lorne Street work just looks like routine watermain repairs according to regina.ca:

Creating an open-air plaza in the centre of the city

The block of 12th Avenue just north of Victoria Park will be turned into a plaza space that can close to traffic during special events and festivals. The roadway will be resurfaced to create one smooth area with no curbs. Decorative lighting, new trees and additional benches will also be added. This area will continue to function as a roadway when not in use for festival activities.
Converting 11th and 12th avenues to two-way traffic

11th and 12th avenues (from Broad Street to Albert Street) and the 1800 blocks of Lorne and Cornwall (between 11th and 12th Avenue) are returning to two-way traffic. Two-way traffic allows drivers to decide the streets they want to travel on, increases the profile of area businesses and improves transit service.

New transit transfer point on 12th Avenue

The two separate transit points on 11th and 12th avenues are being combined into a single hub on 12th Avenue, between Lorne and McIntyre streets north of the City Hall parkade and Public Library. This allows transit riders to walk across the street to catch their bus heading in the opposite direction.

Improving Albert Street

Albert Street is getting new asphalt between Victoria Avenue and College Avenue.

It's exciting to know that we have new towers coming our way here in Regina. We have Capital Pointe, The Gardens on Rose and now possibly two more office towers, thats if they actually get to it and start announcing them!

Expect construction to being on at least one new high-rise office tower in Regina's downtown this year.

That's the word from real estate services company Avison Young. Their annual survey of office space vacancies shows Regina has less available space than any other major Canadian city.

But the company's Dale Griesser also says at least one, if not two, new towers will be announced in the coming months. It can't come soon enough, he says.

"Lots of inquiries and if we had space available we could lease it out today, but we aren't able to do that simply because the amount of space in one continuous area doesn't exist."

He expects construction to be complete most likely in 2013, but we should get a better idea of what to expect when formal announcements are made.

Umm the downtown plan actually encourages STREET PARKING, what it discourages is gravel parking lots (IMPARK) and discourage building parking lots from looking like parking lots. So if you are in favour of gravel parking lots then you are in the minority.

Apparently the SGI Building has been evacuated due to the +100kph winds. I am not sure if this is related to the structural issues that have been discussed in this thread in the past.
