It looks like the tower on the far right of that rendering would have to be built above the skytrain tracks like the Vancity building on Quebec street. And it would eliminate that plaza. Well, I guess the other buildings would eliminate plazas as well. They'd all be damn close to GM place. The office tower idea seems like the most logical at this point, I never realized how loud that place could be until spending some time in Spectrum and Mariner. I supposed it'd only be for hockey games and concerts, but there are still a lot of those each year. Would have to be the type who like to stay up late most of the time.

people buying into these places should:

A: expect noise
2: want to be in an area of said 'vibrancy'
D: love the Canucks.

Yeah a friend of mine used to rent a place in spectrum overlooking GM place and when the hockey games were on he could hear the horn and cheering about 10 seconds before he saw the goal on TV... he said it ruined watching the games for him.

Sounds nice and all, except we know that won't be the case

The immediate area surrounding those stadiums should have only been office buildings through and through.

It doesn't seem to bother people living in the four condo towers of Spectrum (between the viaducts west of GM Place, north of BC Place, and south of the SkyTrain station.)

It's not like someone moving there is suddenly surprised by Lions fans, Canuck fans and concert goers in their neigbourhood. BC Place, then SkyTrain and then GM Place were built first, the condo owners moved in later knowing what (and where) they were buying in to.

Oh, you're such the optimist! Reminds me of a community in Calgary that was built just off of a major highway that had existed for 50 years. Once people moved in... they discovered the road was behind their house. This made them upset Sound barriers, and everything were built... but they weren't happy, so the speed limits were reduced, but they weren't happy, and complained their property values are going down.

Anyways, living beside GM Place wouldn't be THAT loud and noisy, would it? Maybe BC Place with the roof open But that's like 8 times per year?

It would be smart of them to market those buildings to sports fans, like Maple Leaf Square in Toronto, built right beside ACC.

Yeah, but with these new condos, there will be more people living in this area which gives them more collective power. Honestly, I hope you're right and the people living there know what they're getting themselves into, but I am just very skeptical with all these new condos going to be built there.

Then when we get the new BC Place open roof in the future, oh dear, imagine the outcry by the people living there...

Yeah, that was the plan, until Concord did the density swap with the Cambie Bridgehead lands (Pivotal Building being the only resulting office building and the rest being "choice of use" => residential) - I think the City wanted the Spectrum lands to be developed sooner rather than later (when the office market picked up). With the City's current desire for commercial space around NEFC, I'll bet they are regrettng that density swap.

Maybe a joint venture?

BC Lions are one thing, wait until Metallica and AC/DC come through on their retirement tours.

I'd imagine people moving into a building right next to a stadium/arena would be aware of noise. and plus, one would hope they'd use noise reduction innovations within the suites. i mean, i wouldn't think any noise complaint would hold water since the stadium and arena were there first.

and as for your question, my retort would be to ask, why wouldn't they?

I wish things worked that way with entertainment venues, but...

See two fairly recent examples: the Cobalt and the Astoria.

3D (ish) Downtown Condo MLS Search

Hello Skyscraper fans,

As we used this forum as a resource in building our little search, I thought the final result may be of interest to members here.

http://3dmap_1.zoomlistings.com

We've modelled all the residential concrete towers downtown and integrated them with MLS and Google 3D Maps to create an interactive search.

For members here, it just might be of interest to see the icons. (Condo Guide tab)

I am sure some members here can spot a few scaling errors, but the icons themselves are quite detailed. Some more than others, there are some important buildings that we could not get really good perspectives of yet, and will improve as more imaging comes available.

That's pretty cool, any plans to do the rest of the downtown core?

Click on the stars or change area with the drop down... we have Downtown (bit of West End), Yaletown, Concord Pacific, Gastown, Coal Harbour, Crosstown done (over 250 condos modelled).

We don't have any plans to do non residential.. although I suppose we could open another project for that if there was interest just for fun.

as OD said I think it's still there just hard to see. I see "new" 4 towers there around GM Place.
