thanks for posting those renders vanman. nice looking building. this entire area is going to be great, with the beautiful social housing buildings and the street realignment and the awesome new tower at the head of granville. wow. this is another nice addition, imo.

The public hearing to consider rezoning from Downtown (DD) to Comprehensive Development (CD-1) and thereby allowing the height increase to 41 floors (392 ft) will be held on Tuesday, December 8th.

Pricing was introduced during a real estate agent open house on the 16th and they are surprising. They will start at $299K for a one bedroom and $499K for a 2 bedroom unit. This puts the averages price in the low $600 per square foot. Surprisingly low for the location. Before the economic meltdown last year they were looking at $850/ sq ft. Sizes for the first 26 floors are as follows: 1 bdrms 480 to 805 sq ft. and 2 bdrms 965 to 1235 sq ft.

BTW the screens on the podium level are moveable to help hide the Granville bridge ramp and the sun. Exactly like that delayed Metroliving tower at 999 Seymour.

The project will be completed 3 years from now.

My guess would be that the cheapest units face the off-ramp.

Yeah, I would think so.

It will be interesting to see what the finishings are like at that price point ($600 per sq. ft). I'm sure it won't be luxurious, but the city does need more "normal" units~

Either way, I'm sure they're not fitting the units with the same quality as they would have at $850, which likely would have been harder to sell.

I really like this tower but the location kinda stuck in 'no-man's land' in terms of retail options isn't it? I think the closest grocery store would be Urban Fare or perhaps Choices. There's not much close by.

Choices is fairly close.

As for finishings, I wouldn't be surprised if the bulk of the building had similar (or even the exact same) finishings as V6A and Social.

Eventually - who knows when - the City is planning for the "under the bridge" retail under the Granville Bridge south of Pacific. There is also the Shoppers Drug Mart at Elan (Seymour & Drake) for basics - milk, eggs, bread, cereal (the one on Homer has decent deals on those).

Righht. I forgot about the "under the bridge" plan for the Granville Bridge. That will be good for residents of the Mark.

I am glad that The Mark had a strong start. I think this is one is the nicest new high rise project on the market. Fingers crossed about them getting the full 41 storeys.

That's just typical realtor / marketer talk, not unlike what is being said almost everywhere else .

I guess he missed the riots that took place in a several day long lineup outside of a new Toronto condo tower project last week.

Well, I didn't really mean "riots", but there was crowds of loud, screaming, angry, people on the TV getting all up in eachothers faces, and police were called.

And the point still stands that people lining up for a project and having more demand than supply isn't completely unique to JUST Vancouver

And unfortunately I don't get paid the big bucks to title every project the last remaining project (fill in blank with either on the Water or in Yaletown).

As much as I'm happy seeing the Vancouver market be this strong, the person that wrote that article as well as the marketer behind that project are doing everyone a disservice.

I agree that I'd like to see the tower get full height, think the market will remain slow for new proposals for a while though. A few developers are still very nervous about mid range forecasts due to the current council. Not due to not being allowed to do what they wish but because of public sentiment of the current council.

If they do get the height we can expect a very similar height tower close by, a few years later.

Elevations here make it look like it'll tower over the 501.
Good smattering of 40 storey-ish towers around the downtown - West One, Capitol, Patina, One Wall, Melville.

My fingers are crossed for the 8th. The Mark as proposed at it's full height would make a huge difference to the FC skyline.

Well unfortunately we all know it wont end up being that blue.

I've been tricked by far too many renderings to fall for this one.

I only hope the curtain wall on the one facade will really shine because I dont hold much hope for the window wall system... its so hard to make a window wall look good.
