Question... Do we know if the sale of the property is subject to the development proposal being approved by the City? I ask because Colliers is still open to offers for the site. Removing a subject clause like that could take months and, with the Olympics snarling everything at City Hall, maybe even years.

I think there may be some sort of unfair advantage here... but I dont think my guess of 13 was going to win anyway so have at it.

The Lux on East Hastings boasts bedbug sauna
Cheryl Chan

Province

Wednesday, October, 14, 2009

The Lux on East Hastings Street is the latest housing complex in Vancouver's Downtown Eastside. RIC ERNST -- THE PROVINCE

The latest supportive housing building to officially open in the Downtown Eastside has something no other building in the city has: a bedbug sauna.

The nine-storey Lux at 65 E. Hastings boasts a 400-square-foot hot room on the ground floor that heats up to 65 C to cook the voracious apple-seed-sized parasites that plague many Metro Vancouver homes.

It's already seen a lot of use from Lux tenants.

"I've already brought my couch down two times now, said Greg Cornish, 50. "It's a really great feature."

Of the building's 92 self-contained units, 25 are designated low-barrier for clients struggling with addictions or mental-health issues and need intensive support, while 67 are long-term independent living units for people who require less supervision.

"It's going to change 92 people's lives and have an ongoing legacy," Housing Minister Rich Coleman said at Tuesday's official opening ceremony.

The province kicked in almost $12.9 million toward the $22.4-million capital cost, while the federal government provided $7.6 million.

Other partners include the City of Vancouver, which contributed $1.9 million for the commercial units and a 60-year land lease, and

Vancouver Coastal Health, which will cover $830,000 in annual operating costs.

Mark Smith, executive director of building operator RainCity Housing, said the Lux helps people move forward with their lives.

"Without a home, people struggle and they don't have a chance and there's no foundation and there's no security," Smith said. "With a home, life changes dramatically."

Barry LeMaigre had been homeless for two years when he was given a key to his own suite on the fourth floor -- complete with bamboo floors, a stove and a large bathroom.

Initially, he felt embarrassed and unworthy: "This is the first home I've had in my whole life, and I'm 47 years old," he said.

But having a place to call home has unlocked possibilities. "When they handed me the key, it was a key to opportunities," LeMaigre said.

I'd bet that these people don't live very clean lives (going to friends' places with bed bugs, etc.), and thus are more susceptible to getting bed bugs than you or I.

Bed bugs get into all of your clothes too, so just frying your mattress doesn't get ride of them.

I actually kinda like that church although the street view is all I have to go by. But I'm sure a 22 story tower will be better.

that church had been for sale for a while - imagine the value of the land - they can move the church elsewhere and build a much better one

No, it is a done deal. As far as the development proposal, it sounds like Westbank is really trying to work with the City on this one and will be providing some community space (ie. possibly daycare, senior centre or community centre). Plus it is rental, so the City will be happy about that. They even discussed preserving the existing church structure, though I'm not sure how that would work or if that is still the plan.

Apparently the congregation had been dwindling in recent years.

FYI - noticed that the City was tearing up the median and the left turn lanes on Pacific Boulevard between Davie and Drake today. i.e. implementing the Pacific Boulevard renovation.

Some of the nicest buildings in downtown Vancouver are on the Bedbug Registry.

And I despise them for it. What is the reasoning behind this? To make it prettier? Or is to prepare us for an eventual streetcar down the median? Either way I don't like it. Traffic is already backing up down there. Last night around 7 it took me 3 lights to turn left of pacific down davie, And I was the 3rd car in line.

Agreed - it'll cause major backups. But that's what the City wants - to slow traffic.
Officially, the reason for removing the left turn bays (and slowing traffic) now rather than when the streetcar goes in is because there's more pedestrian traffic due to the Canada Line Station.
Unofficially - I think there are some staff that still view Pacific Boulevard (and its wide dimensions) as a "freeway" that they vehemently opposed in the 1970s.
