I walk from Commercial-Broadway Station all the way to the good stuff near Commercial and Venables, and then walk all the way back all the time. And I can tell a lot of other people do too. And Commercial drive is busy.

The distance between King Edward Station and Broadway City Hall is less than the distance from Boradway to Venables, and on Commercial you have to walk it twice (from and then back to the station), on Cambie you only have to walk between the 2 stations, MAX.
