I guess they deserve it, when was the last time they got any kind of highrise action? Good for Regina, would look nice further west on Jasper, I'm thinking empty lot E. of Druid.

Way too big for that parcel, and I don't think it's the right massing for the area, even if you amputated it to fit. It's nowhere near nice enough to take the BP lands either.

You have to admit though, it's pretty darn nice for a tower (and it's going in REGINA, a city with a quarter of Edmonton's population!). How would a city like that land a project like this, and Edmonton can only land Epcor Tower and like one or two decent condos. I don't get it...

Good massing/podium and meets the street well but, m'thinks you may want to take a closer look at that tower. It's not bad but not "darn nice" either. Century Park would be darn nice.

Anyways, is this Epcor height increase approved?

^tower looks quite clean IMO.

Epcor tower is simply reverting back to the original DP height... so yes, approved.

If that project was proposed here the first thing that would happen is everyone would get all upset about the punched windows and stucco and complain that it's not 20 floors taller.

^1st of all i think it looks pretty decent, 2ndly it has curtain wall, 3rdly it would fit in quite well downtown on many lots IMO.

seriously, that on 107st and jasper would be awesome

For 107 ST I'd like to see something far more retail-centric. Something that if you were trying to describe where something (like the hotel/condo) is to a friend you'd say "Oh, it's on top of the Yadda Yadda on 107 ST" rather than the opposite like "The new Bistro Praha location is at the base of the Icon 2".

I know that's totally subjective and qualitative, but the BP lands are crucial to linking the CBD to midtown (to use the Impact Building's moniker) to Oliver/uptown and forming a cohesive urban zone from 97 ST to about 124 ST (damn Edmonton Motors & vacant 116 ST lot, you're next!).

^absolutely and a project like this with a hotel, office, and retail component would be idea.

^ I think it looks decent too. Like I said,nothing groungbreaking, but decent.

Yes, it has curtain wall, but only a bit! Invariably someone will complain because there is not enough curtain wall, too many punched windows, the tower is too short, The streetside looks like stucco, the office portion is not tall enough, blah blah blah. I don't agree with all that, but that's what would happen, seriously.

I don't find the 3 sections particularly well integrated, they seem a little glommed together.

It's not a bad building, but not something to hold up as a vision for that corner, and if I really wanted to dig through 377 pages, I think Cold's even shown us a half dozen buildings/renders for the corner that would be a better fit.

^oh i am sure i have but the above is nice, mixed use, and looks to be viable in terms of design, material, and scale for our market.

Of course if all one sees is a single far-away rendering of a proposed building with no finish details they're going to analyze it and pick it apart. Look at what happened with Uptown, everyone assumed since it was TNP, that it would be shit. Now its turned out to be a nicely done, clean looking building and more favored opinions have started to form. For the record, I didnt see anyone bashing the picture Cold posted, unless I'm blind.

nope - although i have always had a soft spot for that city (i actually find it much more interesting and much more walkable than portland)...

last time we were there we stayed at the pan pacific - an interesting mixed use retail/grocer/hotel/condo in an interesting area in its own right - and we walked around a lot (which is something we do where ever we end up) looking for things that we like and things we don't, things that work and things that don't.

good development is a lot like good architecture - not much is really "new and original" - and plagiarism can be the highest form of compliment.

we'll shamelessly steal good ideas and good details from anywhere hoping to adapt them to what we're working on and improve upon them while we're at it. still working on how tall something has to be here before a good telescope would get you that water view though.
