I am not sure where did you get the information that HP1 has been registered... I was told today by a very respectable sourse that HP1 will be registered in early May, and the closings will happen (of course) at/after that time...

Chemist, your respectable source is a little slow in obtaining new information. A person liviing in HP1 forwarded me an email indicating that HP1 is registered; it is registered under Ottawa Carleton Standard Condominium Corporation No. 809. In addition, another person in the HP Facebook group further confirmed it.

Cheers.

Great. If this is indeed the case. My source may be a little slow but this is rather surprising: he does a lot of business with Charlesfort (after all,he is their recommended lawyer!) Hmm. Who should we trust? Only God.

If the condo corporation is registered, the people who already took occupancy of their units should know their closing dates from their Lawyers then. Are any of those closing dates in April?

I got that email this morning. An excerpt:

"We anticipate the final closings will commence on April 27th, 2009 and continue for the period of approximately 10 business days."

My closing date is most likely May 8.

Thumbs up the case is closed...

I also got that email this morning. Good to hear the news from the official sources. So far, they have not spoiled us with the information updates...

Hey HP1ers, anyone want to initiate a Board of Directors now that we're registered?

Good idea! Can you please check with the Developers who is a Property Manager and then check with them. They have to initiate the first meeting and choose the Bord of Directors. Until then, The Property Manager will be running the building and deciding for all of us. Some things may be different in Ontario, but going through the papers that I received when I purchased the condo, looks pretty similar.
Another thing, are they going to have the same Board of Directors for HP1 & HP2?

Hey Fun, where have you been hiding.

Val Roca is the property management company. But I don't think they choose the BOD. We have to come up with candidates, and the owners in the building have to vote.

As HP1 and 2 don't really share much in terms of amenities or properties (besides the common area like the front garden), I think there should be 2 separate BODs, composed of owners living in their respective building.

As I have not yet closed, and won't be in Ottawa after I close, there is a limit as to what I can do. But we should definitely have a BOD. Property management companies usually put the developer in a higher priority before the building/owners; we're not their primary concern.

Hey Tor, I wasn't hiding, I was just taking vacation from HP 1 & 2

If you go to "CONDOMINIUM DISCLOSURE STATEMENT PHASE I & II" you will see the "BUDGET STATEMENT FOR PHASE I FOR THE FIRST YEAR". Than you have "BUDGET STATEMENT PHASE I & II" where all the numbers are doubled. That means that both buildings will be managed together and have one Property Manager and one BOD. It will take time until everything is in place. In my building, the Developer and Property Managers were working together for over 6 months without the BOD.
Charlesfort may decide to work without the BOD until both buildings are registered. I wouldn't worry, because Charlecfort and the chosen Property Manager are more then capable to keep things running smoothly until everything is in place.

Hi

You are correct, Val Roca (Property Management Company) will invite us to the first meeting and that is when they will ask for volunteers to set up the Board and transfer over, etc. If the you owner cannot attend, they can send someone in their place by proxy. I would guess 3 months after closing is when that may happen...this is my educated guess.

Dunno if this has been posted already, but I stumbled across a rental listing for unit 909 in HPI. It contains some interior pictures. It's MLS #722388

Maybe it's just me, but is anyone else surprised by the number of units up for rent? Seriously... just do a Google search...

I think it's just you. I know there are about 8 units listed for rent (I could name all of them, but prefer not). 8 out of 123 units is 6.5% is extremely low for a downtown location. In downtown Toronto, it is 60-75%.
