Queen E design under review
City planners will re-examine controversial issue of co-ed change room at public swimming pool

Keith Gerein
The Edmonton Journal

Friday, April 03, 2009

City planners have agreed to re-examine their design for a co-ed change room at Queen Elizabeth pool, easing a dispute threatening to derail the project.

The pledge came after civic administrators met Thursday with the Friends of Queen Elizabeth Pool Society.

The group says it will turn over $300,000 in project funds it had vowed to withhold unless the plans were revamped. Both sides emerged from the meeting, saying progress was made, but offered few details.

"We had a great meeting," society spokesman John Stobbe said. "They definitely did listen to us, and now we're going to keep moving forward."

City officials declined interviews, but released a statement from community services manager Linda Cochrane. She said she hopes to find a solution to keep the $5.1-million pool on track for a 2010 opening. "In the coming weeks, the city will review the design based on safety considerations, the requirements of potential users of the pool and effective use of taxpayer dollars. The safety of citizens using city facilities is paramount."

Stobbe said he is more optimistic than he was early in the week, when plans for the universal change room came to the society's attention.

"The city will do the work, which doesn't mean it will change," he said. "They just want to make sure it's safe, and that's all that's really important.

"I'm confident the administration is going to do a great job."

The society favours traditional gender-specific change rooms, citing concerns about the safety of the unisex design that would have enclosed cubicles used by both men and women. The concept will help save money, but the city has also argued the universal format is safer for families because parents can stay with their children regardless of gender.

The new Queen Elizabeth pool has been in the works almost five years after the original closed because of a crack. The society has promised to provide $400,000 for the project, of which $100,000 has already been handed over.

City home prices stabilize
Average cost of single-family house hovers around $350,000 --10% lower than year ago

Bill Mah
The Edmonton Journal

Friday, April 03, 2009

After months of slow decline, Edmonton-area home prices appear to have plateaued.

The average price of a single-family home in the Edmonton area hovered around $350,000 for the first quarter of 2009, according to Multiple Listing Service statistics released Thursday by the Realtors' Association of Edmonton.

At the end of March, the average price of a single-family dwelling was $349,716 -- down 9.8 per cent from the same time last year. Condominium prices are on a slightly rockier track, ending March at an average price of $230,469.

The average condo price in March was down 12.4 per cent from the same time last year.

Association president Charlie Ponde said the period of little change shows home prices are stabilizing after slipping steadily from their peaks in mid-2007, he said.

"Overall, prices have dropped gradually in an orderly market," Ponde said. "We are now in a four-month plateau period."

Compared with March of last year, sales and prices are down across the board. Ponde said that's no surprise because the market couldn't sustain last year's "torrid" pace.

The average price of a duplex or rowhouse was $276,776 in March -- down from $308,908 last year.

Residential sales for the year to date total 3,185 units -- down 28 per cent from the same period last year.

"But the pace is picking up," Ponde said. "With price stability, low interest rates, spring weather and pent-up demand, it appears Realtors are starting to get busy again."

He pointed to residential sales in March rising 28 per cent over February.

Days on the market for March averaged 56, down five from February; Last March, it was 51.

There were 2,891 home listings in March -- down 31.7 per cent from last March. The month-end inventory was 7,476 homes -- down from 9,464 from the same time last year. Ponde said the softening market cleared those testing the market, leaving the serious sellers.

Sales-to-listing ratio was 48 per cent.

Anyone know what's being done to the main floor/mezzanine @ the ING Building? Loads of empty space, but active construction..... didn't catch any signs

rowles and company [ http://www.rowles.ca/index.php ] moved off of that floor to the lemarchand mansion and are worth a visit. era rowles had run a very nice corporate gift/art gallery "shop" out of the second floor of the ing building (through many different names for the building) until the space became less appropriate/available/affordable and for much longer than she will want me to admit in public. she took the opportunity to consolidate - i.e. close her calgary gallery - last year to focus her efforts completely here so i am not the only person who has voted for edmonton with where i choose to be for both personal and business reasons.

i believe all of the space on the mezzanine floor is being renovated/converted to office premises but i'm not sure about the main. unless the coffee shop/salon are being moved downstairs as part of the mezzanine reno, there may be a replacement restaurant tenant on the way as well?

We've seen it batted around but we're still trying to verify whether this is a an actual goal for Tri-Corp.
