This project hasnt been discussed on this board yet....http://www.northcentralsharedfacility.ca/

They have some renderings available, and they look pretty impressive. This will be an amazing project for that community.

VERY impressive renderings. Unfortunately as with many other public projects, it won't end up looking anything like that - remember the renderings for the Credit Union Eventplex?

Having no surface parking is a laudable goal, but I cannot see how the costs can be justified. Underground parking is extremely expensive to build and maintain and this is the lowest value land in the city.

Also the area is unfortunately prone to crime and vandalism. I wonder if all that glass is really practical. The school in my area (a lot less crime prone) has automatic shutters that cover the windows every night.

Wow, this is quite the facility! I like the continuity of Montague Street right through the facility as a pedestrian-only realm.

A one-stop-shop for community involvement would hopefully instill a large(r) sense of community pride for the residents in the area.

And since there is no grocery store component to this project, Brad can't rehash the same-old excuses re: provincial funding. So thats good...

Mullin's Hardware closed a couple years ago, and the next tennant was Moe and Jeff's.

Three big new project for the Regina area are now posted on Reed Construction Data's website:

3 buildings for Grasslands at Harbour Landing - $110 million
Saskferco (now Yara) expansion, previously announced - $84 million
Qu'Appelle Diocese site renovations and new buildings - $27 million

Haven't seen any movement lately on the East Kelsey's conversion to Earl's.

Any word if Earl's jumped from the Kelsey's to the Grainfield's location after the Sheriff seized it?

I noticed this morning that they are installing brickwork (similar to the stuff used on the Rooftop) around the main entrance of the former Grainfield's building.

Earls is definately moving into the old Kelsey's. I heard there is another well known going into the Grainfield's? Not too sure who though.

Harbour Landing - Grasslands

I was looking at the designs posted on the City's website (http://www.regina.ca/AssetFactory.aspx?did=1667) for the Grasslands big boxes . . . some potential tenants seem obvious based on the logos the architects used:
- Wal-Mart Supercentre
- HomeSense
- SportChek
- Petsmart
- BMO
- Warehouse One
- Urbane
- Taco Delmar?
- Freehouse?

Has anyone seen a relatively "firm" list of tentants?

I see a 21,000sqm (226,000sqft) building on this plan:

Safe to assume this is the Walmart Supercentre?

Any idea what the 14,300sqm (153,924sqft) box is? It does not appear to be subdivided . . . other than Superstore (I'd assume Wal-mart would has a convenant in place to prevent a competing grocery store), what would be suitable to this property & this large ?

It is supposed to be a Lowes Home Improvement Warehouse, which is virtually identicial to a Home Depot.

I notice Starlite Plaza is for sale, I'm unfamaliar with it as I'm not a local. What can you guys tell me about it, location wise, potential for redevelopment, any other development in the immediate area, or any other info that you think is be important.

Who is Starlite Plaza listed with? I searched through icx, icr, colliers, avison young very quickly and couldnt find the property listed....

Received the brochure yesterday, should be listed online by next week, they always seem to give first crack to exisiting clients.
Seems like it's positioned as more of a buy and hold property though.
Does anyone see some upside to this property?

It is in decent location with high traffic volumes and surrounded by lots of "destination" box stores. The restaurant tenant has gone under several times. Apparently a new sports bar just oponed in the former Black Pepper restaurant location.

Not sure if it is better than an 8 cap rate.

Getting a Lowes would be a pretty big thing for us as they do not have any stores outside of Ontario in Canada yet...maybe we really are the "place to be".

Moving to Regina

I know this is off topic for this thread but I was part of the road show that hit Toronto last week promoting jobs in Saskatchewan. Ontario is a different world from us right now.

10,ooo people came to the event over 2 days.....most of them were professionals and skilled workers....and almost all of them were unemployed.

Didn't see one "Help Wanted" sign and it was weird going into a store and having 6-7 bored sales clerks ask to help you...

We stopped counting at over 100 the people we talked to who already had made plans to move to Regina...coming somewhere where they had a chance of getting a job was better then staying someplace with no jobs.

The word was out in Toronto - Saskatchewan is the place to be.

All of these folks coming to Regina should help sustain some of this development we are seeing (and hoping for) in Regina - there now I am back on track for the thread.....

My girlfriend was also there and had a similar experience - much better than the Calgary one last year. Also the vast majority of the people were immigrants, which quite frankly we need a lot more of around here. We need to get a critical mass of certain ehtinic groups so that skilled workers from those countries feel comfortable moving here.
