Mixed use for Loop parking site

The Chicago Plan Commission has approved a 44-story mixed-use building for Wabash Avenue and Lake Street in the Loop.

Are there any renderings out there for this project?

And were Fujikawa Johnson (I think they still exist) hired for this? Not that that would be necessary, but if an artist's work must be altered 25 years later, there is some dignity in allowing the artist to handle the changes, if they are still around.

what are the plans for the old trading floor?

That 171 N Wabash site's going to have a hell of a lot of parking.

At least there are 4 levels of retail, but I have to admit I'm perplexed--how is so much above ground retail justified at this site? Is the "Millennium Park effect" that powerful?

Does anyone know if they are salvaging the limestone on this building, or is 10,000 tons of a pricey construction material going straight to a gravel pit?

I would be shocked if even the 2nd floor would have true retail. Likely 2 and above (there's always the possiblility some national retailer or restaurant would opt to open a 2-floor space) would only contain medical, professional offices if commercial at all. At the Heritage at Millennium Park, even though it was planned as retail/medical prof. offices, the 2nd floor commercial space is still vacant as far as I can see. It takes true destination locations (and the right design) to support any type of true retail at floor 3 and above, and even then it can be quite tricky at times to make it work. Also, as most of us know, the retail/commercial space associated with residential tower projects (sometimes even office towers as well with the notable example of the retail space at Citadel Center having been a tough sell) seem to often be designed as an after-thought and are frequently very unattractive as functional spaces for many prospective tenants...

I agree it is very hard for retail to make it above the first floor in cases like this, but being in such a good loop location why not try to get a Target, Jewel, Dominicks, or some other chain like that to move in? Surely a Target in that location would do very well...and cover more than just the first floor.

There's an Enterprise (formerly Budget) rent a car location there now, so if you figure in a replacement, that's probably 1 or 2 parking levels right there. Possibly also a bit of above ground retail too.

Plus, the adjoining MDA City Apartments has zero parking, so probably this would effectively become a shared garage with them.

I actually kind of liked this one. There aren't many buildings of that shape around here. What concerns me is what could replace it because we know that NH doesn't have a good recent history of design for their buildings. This is the perfect spot for their stupid parking garage though. If they put it here though, it should go several floors underground.
