Sounds like Saskatoon has a smaller one that is closing down as this one opens.

I wonder if this is a sign of investment shifting from Saskatoon to Regina with these types of facilities because of the Intermodal Hub?

Anyone else watching the news right now? Several small businesses downtown are being told they cannot renew their leases because the lots have been sold to a devoloper planning on building a "class A Office tower".

It's the corner on 12th Avenue with that comic store. Apparently harvard is the developer, and it's going to be a huge project. Too bad they couldn't build the thing on an empty parking lot, but still, looks like the tower rumours were true afterall!

Hopefully those businesses are able to find additional space elsewhere downtown.

CTV had a story about a new walkway/bikeway along Hillsdale near the tree nursery. You may recall the fence was pushed back last year or so. I only caught the last minute of it, but it showed some renderings as well.

Great news for Regina

A new office tower downtown, a new giant distribution centre to the west, a potential potash mine to the east, and the Riders are 5-0 - that's a pretty good week.

I don´t find this very good news. Small businesses downtown are being forced to either relocate or close down so they can tear down existing viable retail space to build a new office tower when there is so much space very close which is only occupied by surface parking. This isn´t good development.

That location is a prime spot for a new tallest! It's beside the twin's and its also in the heart of downtown!! im excited, anyone got renderings?

And yes, it is pretty bad that those local buisnesses are forced to move. Lets hope the tower will have some ground level retail to substitute for the loss of the former stores. Also, I hope those stores are relocating in and around downtown.

Perhaps, only time will tell.

It could be a sign of Loblaws targeting a market deficiency (southern prairie population centres?), or exploiting an opportunity for lower costs and increased efficiency (no more UFCW!).

The IMF is one reason for the relocation, but it does not explain the entire story.

I am interested to see who, or what becomes of their soon to be vacant Saskatoon facility...and what happens to Calac Trucking (a division of Tri Cal) Saskatoon operations. Calac is the primary operator for Loblaw's Saskatchewan operations. Calac also has agreements with Calgary Loblaws (not sure about Edmonton), and I think Manitoba as well. I think they may move their operations along with the Loblaw's relocation, really depends on the eventual working relationship between Loblaw's and the third party warehouse operator.

This is the site of Loblaw's Western Grocers DC in south Saskatoon (adjacent to the CN rail line, the CN IMF is a few kilometers west, just across the river).

Sort-of-related: Federated Co-op was open to offers for their Saskatoon warehouse back in early 2007, none of the interested parties showed interest and that was the end of that. Months after, Federated invested heavily into the half-century old warehouse, not sure if a sale is still in the works, or if they are open to offers, but it gives you an idea of the Saskatchewan scene. Whether Federated would establish a DC in Regina is difficult to say, they're a risk-averse company, but new opportunities (IMF) could provide for new synergies...

What other large distribution centres/wholesalers does the Regina area lay claim to?

And congratulations on the DC and developing office tower news, should shape up to something great

One of the general objectives/preferences of the people commenting on this forum seems to be to encourage development downtown, preferably of a dense nature. It seems the BID has seen incremental improvements via rehabilition of several buildings and opening of coffee shops et cetera in the last couple of years and perhaps small business owners paying higher rents is a manifestation of a more vibrant downtown.

I would never personally advocate for disincentives for small business in the BID but the broad picture deserves consideration. The need for class A office space supercedes the "inconvenience" of relocation for a few small businesses IMO.

I must respectfully disagree. These are one storey, not particularly attractive buildings on a prime downtown corner. I echo skphc08's point that promoting density in the core of downtown is fundamental. Plus the proximity to other towers make it ideal for office tower development. Frankly being a block further away does make a big difference, especially to potential tenant like FCC who will want to be connected to their existing offices.

Without major office development (and residential deveopment) retail will wither in downtown.

There are not many left in Regina. Sysco, John Deere, Sears. Hopefully we will see resurgence.

With Saskatoon's booming economy, I am sure the void created by Western Grocers will be filled quickly.

Mixed Feelings

I must admit I have mixed feeling about the Loblaw announcement and the intermodal facility. I am very happy to see the train yards moving from the downtown. However, has anyone stopped to consider the implications of all this? I for one love seeing all the beautiful fields of wheat and canola outside of the city. This is prime farmland that will be destroyed at a time when world food shortages are rapidly rising. We can also expect pollution levels within the city to rise as well. You can't have huge warehouse facilities without huge diesel spewing semi trucks coming and going 24 hours a day. You also have to consider that the majority of the jobs created will not be high paying jobs. The Lablaw facility for example is not being operated by the grocery chain. They've contracted it out to a third party vendor, who can run things cheaper. People are not going to move to the city for a job that pays $10.00-$15.00 per hour. Lastly, this is going to look very ugly, hundreds of acres of land taken up by one-million-square-foot warehouses. Yuck!

For me the old saying "be careful what you wish for" comes to mind. I feel a monster has been created and will soon run out of control.
