^ But if Ernst & Young's lease is expiring soon at Sears Tower, and they want to keep up with PwC and Deloitte (1 N Wacker and 111 S Wacker) so they can recruit good young people etc., there is a good chance they really are looking at a new tower.

...was looking through GREC's portfolio with all the recent talk of 222 w randolph.

what is this project again? we've talked about this project and these renderings before, but i've forgotten.

i really like this version of whatever tower this is. it's very clean, yet still powerful.

this version is really gimmicky to me.

Waste of space? Really, how so? This tower must have an FAR of 30+, thus maximizing use of space. You may hate the asethic quaility and massing of the building, but to call it a waste of space is just flat out wrong. I would gaurentee you that very few buildings would have an FAR higher than this one. A thinner building with the same floor area would just be taller, much taller. For example, waterview tower's FAR is also around 30.

It wasn't really meant to be taken so literally. MCP has a fairly big footprint and big skyline presence. Personally, this building is a POS that I wish had never been built. It is the worst of the worst....all things considered.

222 Randolph is fine I guess but its just lame that it will make next to no presence on the skyline. Of course developers can't be expected to care about that but still its too bad. I would like to see some of these west loop office towers start to hopping over west of the river already.

I'm still pleased that office development "by-the-numbers" in the West Loop now clearly leads to buildings in the 40-50 story range, ~600 feet in height (with Hines pushing the envelope a little more than Buck because of a difference in the developer's mindset). That's very impressive as a marker for the value of downtown Chicago, as the only other US business districts in the same realm are Midtown and Downtown Manhattan.

I think viewed from grant park, this building provides a lot of these types of backdrops to the beautes on Mich Ave. Zoom out to the skyline, though, and blech!

I wonder how much this conversion will ruin a view such as the one pictured?

That's the problem. The best thing for this building to do is blend into the background. The crap they're putting on it may prevent it from doing so and will absolutely destroy photos like the one above.

Yeah.. that just looks like total shit. I know a lot of people find MCP ugly as is, but I don't think anyone would claim that what they are doing improves that at all...

come on guys... yeah it looks like it'll be pretty bad, but there are SO many worse things than this awful rehab. how about the AMLI tower in the south loop? or for a more skyline effecting tower, the heritage? and who knows, it might turn out not that bad, goettsch does great work.
...i'm trying to keep a wait and see outlook on this.

the mechanical penthouse will be reclad but remain the same two boxes it is now. goettsch scrapped the wave design.
