Lake Placid Development Asking Meewasin for Amendments
Monday, 23 June 2008
The next step towards building the Lake Placid Group's development on River Landing is a public meeting set for Tuesday at noon.
Meewasin Valley Authority will meet with the public to discuss three amendments to the Meewasin Development Plan.

Up for discussion is increasing the restriction on office space from 50-thousand square feet to 100-thousand, amending building height restrictions along Second Avenue from 8 storeys to 12 storeys, and changing restrictions on parking access along Spadina Crescent to permit direct access to an underground parking garage.

Meewasin CEO Susan Lamb says, that getting these changes are a major step toward the development going ahead. The next step would be for Lake Placid to actually propose their specific development and get approval for that prior to building.

Tuesday's noon hour meeting will be held in the Meewasin Board Room on Third Avenue South.

The city and Meewasin would be absolutley foolish to not approve these amendments but I'm sure once they see the proposal and how it will really aid to the development of the area they will agree to it!

The city has already approved the amendments. I'm surprized that the MVA wasn't more a part of that process.

That's good to hear, so then do they need to have the whole plan reapproved since the city has already approved the amendments?

This is what I'm unclear on. I think River Landing is a special arrangement wherein the MVA is a stakeholder like the city and must give approval on amendments to land use/regulations and proposals.

Ok that makes sense, so then in a way it will porbably be in the best intereste of the MVA to approve this to ensure positive future development.

Based on the link Jerry provided (and then deleted), it sounds like the MVA has their own set of land use guidelines/bylaws/regulations that need to be amended to accomodate the development. What the city approved was an amendment to their Development Plan.

I really can't see why Meewasin wouldn't approve the height increa, office increas and spadina parking access. The developer after all has much more experience and knowledge regarding a more positive, beneficial and accesible development. The only issue me be shadows cast by the increased height but it's so insignificant I don't think it will really make a difference.

So with the confirmation of the police department relocating to where the 25th street extension is supposed to occur, does that mean the extension will be constructed or begin construction within the next year?

In my opinion that extention should of been done years ago. The dead end on 25th steet is so annoying.

My friend who works for the city said that the South Bridge was #1 priority to the exclusion of all others. Now that may change because of the confirmation of funding for the bridge and the police HQ announcement. Maybe now they will devote some resources to getting the 25th St extension designed and built.

I don't think they can build the police HQ till the 25th street extension can happen, hopefully that's the case!
