Oak Park is taking the first step toward teaming up with a private developer to create a massive, $100 million project that could completely change the face of downtown.

The village has agreed to work with Chicago-based Sertus Capital Partners toward a possible partnership at Lake Street and Forest Avenue. The agreement is not binding and must be approved by the village board Monday.

The village owns the garage surrounding the building, which has 350 parking spaces and was built in 1974. Oak Park's downtown master plan calls for a much larger, 750-space replacement.

Basically, this is the first step toward the two parties reaching a redevelopment agreement. Sertus will now create a design and plans for the site that will be submitted to the village. Last June, the developer presented a preliminary concept for the site, which was 13 stories with more than 600 parking spaces, 208 condos, and 23,000 square feet of retail space.

So there you have it. That is a ridiculous amount of parking. There's already way too much. The article mentions that the master plan considers this lot a prime hotel site, but if a hotel gets built at the Colt site there probably won't be another one here. It looks pretty likely to be 13 stories or more, though.

Considering these are from ~30 miles out, they're not too bad. I wish I could get that tree and watertower out of the shot, but the top of the hill isn't wide enough.

That's correct. Skybridge has some quirks, but I think largely it was the pricing and some mechanical difficulties that have hurt it. The larger units in there are spectacular.

^ Thanks. What really surprised me in those photos is where 1OMP-E popped up. We really do need - or, should I say, require - a 1000' building down there.

Yeah, being almost directly NW, I figured it would be behind Sears, so I was surprised as well it was that far to the right.
If GP4 comes in close to 1000', that south Grant Park wall should look pretty good from that angle.

Thanks for the info Abner. That is a crazy amount of parking. It says 208 condo units in a draft proposal. What's typical for such a development, 1.5 spaces per condo? That's 312 occupied spaces. That still means about 300 spaces being added to downtown. Couple that with the parking garage near Ontario St and Harlem, a proposed parking garage for the Colt Block, and another proposal for one near South Blvd and Harlem Ave., that has to be well over 1,000 spots. Some of these could be for commuters (South and Harlem and the Colt Block), but it does seem more than is necessary.

Imperial Court Plaza now known as Grand Imperial Hotel, also steely the height listed in Emporis is 192', this is the height to the ridge line of the roof listed in the PD application, the design calls for scrolls at either end of the roof that will bring the total height up another two feet or so....06-10-2008

........is it just me, or are some of the larger high rises deliberately slowing down or stopping ?? ....in particular the two 600 N LSD buildings (and Joffrey Tower) were topped out quite a while ago.........they seem to be on a "slow track" for the last 6 months or so.

...........I'm sure they'll finish but it seems that the developer is in no hurry to complete them ?? .......I think there may be a financing issue ?!

i don't know about any slowdown... theWit sprang up like a weed. seriously, that sucker is going up fast.

I don't think it would ever make financial sense to slow construction, unless in the case of waterview where you just don't have money.
I'd rather have a finished building open and maybe running in the red a little bit than slow construction down and be running in the red a lot.

With the Park Monroe, does anybody have any larger renderings than what is on the website? Do you think eventually they might just reclad the rest of the building to match the horrendous renovation of the top 15 or so floors?
