Well that's sad to hear. Thanks for all the great work over the years and best of luck in Germany.

Dan, sad to see you depart. Your hard work played significant part in the Chicago section of Emporis being the most accurate and up to date of the entire database. Please advertise your planned visits to Chicago, and best of luck in Germany.

Thanks to everyone for the best wishes! I'm touched, and will miss you all. But I'm afraid we should get back to business or Steely will run me out of town 2 days early for steering the discussion off topic. I'll still visit this forum every day and hope to get together with many of you on my visits.

Shawn, thanks for the pics of Mich City. The apartment I'm moving out of is at 50th St & LSD, and I always thought I could see Michigan City in the distance, until I recently checked on Google Earth and it was only Burns Harbor. So I was wondering when that hotel would show up on the horizon.

^ Dan, in addition to the PM, I say for all: You rock! Best of luck.

Shawn, thanks for those shots. The glazing is far better than I expected... still not a fan of the design, but the glass gives me some hope for projects like X/O.

Silver Tower

Over the weekend I noticed they've completed the transfer floor on Silver Tower - they're about 2 floors past I believe...

Thanks Dan, and best of luck. The Chicago section of Emporis is incredible, largely thanks to your efforts. I also noted your performance in that geography quiz thing on Facebook.

Dan,

Best of luck to you on your new adventures in Germany! You will be missed here in Chicago. During the past 10 years or so, you have set an example of hard work and dedication for all of us skyscraper enthusiasts. Because of your input, Chicago is the best represented major city on Emporis. Over 15,000 photos uploaded and dozens of building heights obtained...most excellent! We certainly have had some excellent experiences and accomplished a lot. I will be looking forward to visiting you in Germany.

Dan, you have done a wonderful job with all of your work and effort in documenting Chicago's built environment. You have left an incredible mark. I wish you the best in Germany, you will continue to do great things I am sure.

Wasn't the construction contract put out to bid for this one recently?

^ Peshtigo is still being advertised in Crain's... for what it's worth. I expect Related to keep one project in the works and sit out the slump. It's a good project, just needs to percolate.

This one was by Ralph Johnson, same guy as Skybridge, right?

Pehstigo is an attractive building (imo), but I wonder if he and the developer can work out the major issues with Skybridge, namely the undesirable layouts and commensurately inappropriate price points? Johnson is one of the few architects operating in the city who can make painted concrete attractive and interesting, but at the end of the day there needs to be demand to live in it.

Anyway, this is a 12+ story discussion, not a General Development, so I won't post any more on the topic.

2nd ward remap

There is no demographic basis anymore for the old rationale of the current L-shape boundary and with the population growth the ward must shrink quite a bit. Naturas lost a huge clip at the south end of the 42nd ward, and with Fioretti living out on the west side, I don't see anything keeping parts of the South Loop in his ward, should the boundaries shift. He can leverage power all he wants, but he really doesn't have that much say in the final determination of ward boundaries. Pat Dowell in the 3rd ward on the other hand, has lost all of the CHA high-rises along the Dan Ryan and has parts of Englewood that continue to bleed population, so it is likely this ward will grow, and it already has a big presence on the Near South Side including Dearborn Park south of 15th Street.

Really its anyone's guess as to what may happen and how that will influence future development, and Bob may very well rule the South Loop for the next 20 years. That is my take on what may happen.

So you post what will happen without any basis?

You may think it is arbitrary but it isn't. The remap is done on census data with two goals, setting each ward with 2% of the city population and having the wards reflect in number the percentages of voting age residents city wide in terms of racial demographics. That is, that if the City population (for example) is 50% african american, 25% white and 25% hispanic, then 25 wards should have AA of voting age in the majority, 12-13 with whites in the majority, and 12-13 with hispanic.

The process is established by law, and the city council gets the first crack. If they agree then it goes into place and then can be subject to legal challenge. If the city council can not agree, then various alternative maps are put up for vote on public referendum. Those can also be legally challenged once in place.

So it is a political calculation by each alderman in a growing pop. ward or declining pop ward as to what territory they would like to add and what they would like to subtract. If the 2nd ward is too big, then the negotiation would be what to give up. Fioretti has a place on the west side, but the ward goes far further west then his residence. To suggest he is certainly going to cede south loop areas that are in a building and development phase to Dowell so he can hold on to areas west of the United Center (or as far south as 35th street) because he lives on the west side, well let's just say that is a foolish conclusion.

Hmmm.....same exact date as the great Chicago fire.

Isn't this tempting fate?
I'm not sure I'd want to live there (Peshtigo) .
