Ahh good to know. Thanks.

Hypothetically they could probably eliminate the front half of the lot and nt feel a difference in parking. Like I said, I rarely ever see it full.

The saga continues ...

I wonder how this bubble built over Mosaic stadium (LP article) might look like? Would it resemble something like BC place stadium in Vancouver? But, another article (Rob Vanstone editorial - LP) says the bubble would not be used for CFL games (hence, removeable?). Looks like some people would still really, really like to see a new stadium built!

The 'bubble' would be very similar to this one and only covers the field portion of the stadium. With the state of the art fieldturf now installed at Mosaic, this plan makes sense as the facility could now be used year round.

I'm impressed by the photo, migs. Thanks!

I wonder if the developers of the new upcoming tower(s) will include a public-use or mixed-use parking garage. That would help alleviate the parking space shortage some people are finding. Of course, it depends where the tower(s) is/are located downtown. If it were above-ground parking garage, that would certainly give the building added height. Ample underground parking would work too!

I do believe that there is a company located in Saskatoon that makes these retractable/removeable domes.

Off topic but...does anybody here think that the concrete wall on the underground parking entrance on the Broad St. Crossing is a little blah looking? It would need to be spruced up with some art or advertisements there in the future, instead of pink stucco.

Graffiti Wall!!! Now that would be sweet. It would really add some art to that side of the downtown.

Abnormal circumstances would include things like storms, accidents and trains. We can't do much about the first two, but for trains, I know of one particular crossing that causes a lot of delay. Obviously I'm talking about the crossings on Ring Rd. right beside the Winnipeg St. overpass. Besides that, I haven't experienced any huge problems with the current state of our road system. Of course there are minor changes needed in some areas where the flow of traffic could be improved such as University Park Dr./Quance St., which is being done this summer.

Don't know why you keep thinking we need freeways (which include merge interchanges) even though I and several other people have pointed out the reasons why we don't and shouldn't need them. I've driven to/from the north end and east end several times from/to downtown and the University during rush hour (in the evening/morning) and it's nothing compared to a normal day trying to get around Calgary or even Ottawa. When it takes only 20-30 minutes to bike from downtown to anywhere in the city, then there is no need for any kind of freeway heading downtown. For those who can't ride a bike, or refuse to get exercise and keep themselves healthy, take the 10 minutes to get anywhere in the city by vehicle or dare to hop on the bus which we all know can kill your day.
I am simply not saying right now, I'm not saying 5 years from now, but as I have always said the future, we have to think ahead. Let's quit just thinking of the now, cause thats when a building that gets approved is in confrontation with a future improvement. It's happened, Vic Ave. and Prince of Wales Dr. comes to mind. An improvement on let's say Lewvan, may be as simple as right hand access and egress lanes. How many times have you been behind someone when they slam on the brakes approaching an intersection without bothering to use there signal lights. As for Vic. East, it's a joke, I've said it, my parents have said it, my relatives, friends, people I know who live elsewhere in the world, people I've met randomly. Simple as this in the real world, outside of this forum, I have never heard a positive for the state of the Victoria Ave. East road system or the traffic On Vic. Ave. East or even on the surrounding streets!! That's what I've heard and all I've ever heard. Hard to argue against that. Start asking more people what they think!!

[QUOTE=djforsberg;3469661]Don't mean to sound negative... I think the city estimates our population to be 300,000 in 2050. Even if we were super-optimistic, it couldn't come near 500,000 in 50 years. Could you really see our population doubling in 40 years?

I'm hoping our city does learn from the "twin cities" and won't sprawl to the point of needing freeways to throw cars to the outskirts.

>>>>>>>>>>I just have to make my point on this, but what honestly do you think the new West and South East bypasses are going to do!! There going to cause sprawl!!! Honestly, when I am talking about a "future" downtown freeway or expressway I may of had the terminology mixed up, but Sask. Dr. will only carry a certain capacity of traffic for so long. The other downtown streets are useless to some point because they can't be expanded at all, 4 lanes is it, and if you want widened sidewalks and bikelanes than forget about these streets for expanded traffic capacity. What are you gonna do, hold a gun to peoples heads to make them use public transport, I sure hope not! Face it only 10% of a population wants or is forced to use public transit. We won't see LRT til we hit 500,000 peeople, so what is the solution? You may need to have an expressway that can absorb the volumes in the future. And you will also realize that if you are familiar with the future roadway plan, they have planned for an expanion on the old track lines from Park St.(Just beside the Leader Post building all the way to Winnipeg) as well as an interchange at Sask. Dr. and Lewvan Dr. Those are steps forward, exactly what I've been talking about!!! My point is these inner freeways or expressways have nothing to do with sprawl, neither would Lewvan improvements. Are you really for the outer bypasses and why? If so, you don't make any sense with your arguments! Sorry for the harshness!

I know of no expressway which has actually reduced congestion for more than a few years. I'm sure the situation would be no different in Regina. The most likely scenario would simply see more people driving downtown than taking transit. The ramifications of this would be an increased requirement for parking downtown, the majority of which would be accomodated as surface parking due to the economics of parking (land value has to be quite high in order for developers to start considering parking garages seriously). Unfortunately, surface parking (and parking in general) also has the effect of depressing land values and reducing the desirability of the area. This would further encourage people and businesses to move out of downtown, rather than into downtown.

Transportation has a huge impact on land use. I have yet to see a positive impact in the case of expressways (not to say that there isn't a place for them) and I doubt Regina would buck the trend.

St. Chad's on the Diocese property is being converted into residential by a developer who has done some great projects in the city. Based on their past projects, I imagine it will be fantastic.

Regina needs some good artists first then. Not the wannabe scribble you see everywhere.

I didn't say Jim wasn't there...just said he doesn't own it anymore. Jim will never leave the place. He'll likely fall asleep in the attic when he's 75 and not wake up.

This includes the dividing of Sask Dr. and everything else in the Road Network Plan, which do not include any freeways through the city. I don't really know what you are talking about in regards to the old tracks from Park to Winnipeg... That space back there will never be turned into a road as its right beside Victoria Ave. Also, the bypasses in plans are just that, bypasses... They remove the heavy traffic traveling through Regina on highways from the smaller city roads. For those who are worried businesses will be affected, if those people taking the bypass were planning on stopping for food or accommodations or whatever, they would have taken the city route. As far as the West bypass is concerned, this is to accommodate the increase of heavy traffic that the new inter modal facility will bring.

When it comes to what you said about Victoria Ave. East and Prince of Wales... No comment. I will laugh at anyone in their face and tell them to suck-it-up if they think its really that bad. Sure it's "bad" compared to every other area of Regina: It's the busiest stretch of road in the city! I mentioned this before, but I can SEE the most used road in the city outside my bedroom window (Vic Ave between Ring Road and Glencairn Road), I'm on these roads every day. It's no where near the problems other cities are facing. I think the city did a great job by widening the underpass at Ring Road and installing traffic monitoring cameras.

If you are driving NW bound on Arcola Ave. East, notice the area that is between the auction place, forget the name, and the firehall. That used to be a train track. Now look at what is on the development plan, you'll notice this area will be widened, probally those old ugly buildings will be brought down. As for the bypasses, the only traffic that benefits from them in reality, is the bypassing highway traffic. only 5-10000 vehicles removed from Vic Ave. East a day is hardly a useful way to spend 300 million dollars (quoted 3 years ago in the Leader Post), probally more like 600 million. In fact that is irresponsible. We could spend way less on improvement, possibly an interchange at Fleet St. / University Park Dr. and Prince of Wales to, as was originally planned for. Why wouldn't it be better to spend on what we already have! It's built, it's there, fix what we have!!!

Links :

http://www.regina.ca/pdfs/2005_RoadNetwork.pdf

tried to get onto the department of highways site for a link to the forementioned interchange at Prince of Wale, and Victoria Ave. East, for some reason it's no longer available...

"West-Dee" is the name of the developer. My favourite is the Co-Op creamery conversion in the Warehouse district. It's beautiful.

They are also planning a few condo conversions, one of which is in the Cathedral.
