You are dealing with two blocks that have different zoning. Half of the blocks are in the highest density zoned D-1 district, and half in the UI zoned district. I think that you are wasting too much open space in the D-1 zoned property. Lets keep in mind the land value of an acre of land downtown (3 million dollars per acre, more or less). Also, you have prime South Temple frontage and you are only placing a handful of buildings along South Temple? This is land that could be better utilized. Also, your corner lots on 300 West are empty. The Downtown Salt Lake planning commission would frown upon this heavily. The corner lots are highly valuable with our large blocks. Another thing to keep in mind is the height restrictions in these two districts would impact your location of buildings and massing a ton. The D-1 zoning allows for up to 375' or higher with a conditional use approval, and of course the limited height on mid-block buildings. The UI District only allows for a height of 70 feet, or 120 feet with a conditional use purpose. So, most of your mass would therefore have to be centralized on the portions located in the D-1 District.
Just to give you an idea of land value in that area... The fidelity branch building on the south east corner of south temple and 300 west that sits on less than an acre, was recently up for sale. They were asking for 5 million dollars for that place.
